I absolutely love living here! The community is peaceful and well-maintained, making it a great place to call home. One of my favorite features is the beautiful, spacious dog park—it's perfect for letting my pup run around and socialize. The maintenance team is top-notch, always keeping up with the property and responding quickly to any requests I’ve had. The landscaping and overall upkeep of the community are impressive, adding to the welcoming atmosphere.

I’m in a three-bedroom home, and it’s not only spacious but also very affordable for the area. The staff here is friendly and helpful, always making sure residents feel comfortable. Plus, the location is ideal—nothing is too far, so I have easy access to everything I need. If you’re looking for a well-kept, quiet, and convenient place to live, I highly recommend this community!

After living here for 2 years, the staff has changed. The spa never has worked but paid for it. Then they are over changing for the conn service, but they can't seem to get their billing right. Saying that we are 2 to 3 months behind because of their mistakes, which is not true, they are over billing us. I knew this place was a scam. They blame it on computer systems. Thank goodness I am leaving at the end of the lease. Then, for a smoke-free place, there is a lot of smoking 🚬, and pot smoking is going on. It used to be quiet but not anymore, the people driving with music so loud it rattles the windows at 2am. One must be careful crossing the road as people living here drive faster than the limit, especially around the corner, I have seen kids almost get hit by cars in this gated community.

Avilla Grand is by far the best of the other Avilla Communities I’ve lived in. Staff were professional yet very friendly and helpful, that includes the maintenance and trash valet as well, always on top of things also quick and respectful. Every resident that I’ve encountered has been friendly and respectful. Buildings are new and designed nicely. Awesome pool and grill set up and grass throughout the community with a large maintained dog park! The only thing needed to make this the best community there is would be a on site gym but good thing the all the shops, restaurants, and amenities you’ll need are down the street! Other than that I’d highly recommend Avilla Grand as your next home!

Having a great experience living here so far! The staff is always friendly and helpful, especially when came to move in. I appreciate them so much. The community is relatively quiet aside from the jets, and the train once in a while which are expected in the area. Maintenance is excellent and always fixes any issues immediately. Highly recommend! Thank you for taking care of us! 🩷

Avilla Grand is a wonderful community. The homes are very nice along with the staff. Neighbors are kind. Very clean property with a nice pool including a dog park, Grills, multiple grass areas along with an area to play corn hole. Avilla Grand close by to stores which is convenient if needed.Storage units and garages that you can rent are nice to have too. I am glad to be a resident. Very nice to have a private back yard.

Moved back to az and had the opportunity to move in here. Not only are the units beautiful very spacious and are far away from neighbors to have a great amount if privacy. The amenities live up to the pics one the website and more. The pool is big with seating and grills!!! The dog park is by far our favorite place my two pups absolutely adore the big grass area. There is even a water fountain and a paw washing station outside for them!!

Avilla Grand is a quiet and beautiful neighborhood. The rooms are spacious, you can nearly hear anything from outside while inside. You have your own little court yard backyard. The rooms are smartphone. It has a dog park within the community, along with a pool and hot tub. My wife and I moved in almost 5 months ago and already talking about extending our lease.

This community has some good aspects and some unattractive features.
The good:
The staff is incredible. This covers the office staff and the maintenance team. They do their best to do fun things for the community and keep it beautiful.
The community is beautiful.
The apartments are very nice. We haven't had any issue with bugs, which is typically an issue in apartments.

The bad:
The people. Most people drive way too fast in the community. I have seen people almost get hit too many times. Also a lot of the residents smoke weed which makes it unsafe to open windows and doors with a newborn.
The dogs. Many dog owners do not train their dogs so they are barking at all hours. We are unable to take our dog to the dog park after he was attacked twice by two different bully breeds.
The noise. This is not necessarily Avilla's fault, however I am sure they got this land cheaper for this reason. We unfortunately live right next to the train. Believe me, it is loud and frequent. I would suggest not moving to the side of the community close to the intersection as you will find yourself awake all hours of the night from the horns.

Overall, we want to love Avilla, and we hope to stay if they are able to lower their rent.
