My experience with Besmatch Realty has been deeply frustrating and disappointing. After expressing interest in a unit, I submitted an application and reached out with concerns about an active HPD lead violation (attached below). The responses I received were dismissive, factually incorrect, and lacked transparency. For example, I was told that lead hasn’t been used since the ’70s and that disclosures would only be provided after signing a lease—both of which are inaccurate.

Additionally, it was never disclosed to me that the property owner is another realtor at the firm and has familial ties to the company’s president. This lack of transparency about conflicts of interest raised serious ethical concerns.

After I raised these issues, someone from the office did call to schedule a viewing of another unit—but they canceled the appointment just 10 minutes later. That was the last I heard from them until this evening, when I told the owner, that I was done and intended to escalate the matter to regulatory bodies. Only then did he respond, offering to address my concerns. By that point, it was far too late.

This entire experience has left me questioning the professionalism and ethics of this brokerage. If you’re looking for a real estate firm that values transparency, accountability, and responsiveness, I would recommend looking elsewhere.
