Manager Michelle will come into your apartment without your permission and spray chemicals on your babies. She insists she will do this no matter what. Would live here if you have kids, unless you want them sprayed with chemicals every month. No respect for your right to privacy.

Apartments are on the small side and seem very cheaply built. Hard concrete floors are throughout entire unit. Dirt is very visible on the floors and needs to be swept multiple times daily. Exercise room is not in very good shape and needs updated equipment. The pool is nice and usually not crowded but the pool chairs are very low quality and uncomfortable. They did respond to most maintenance requests in a timely fashion but the office staff overall is unpleasant. Upon moving out, my unit was cleaned extremely well and they still refused to refund my security deposit. They also charge $500 per pet (complete ripoff for concrete flooring). I do not recommend spending much time cleaning your apartment when moving out as they will still charge a cleaning fee, evidently to pay for the cleaning between tenants (which is the responsibility of the complex). There isn’t anything that can’t be tolerated living here but definitely do not recommend this place.

I am posting under a psudoname for privacy reasons. I and my room mate have been living here for over a year. So far its been a mostly pleasant experience. There are a lot of nit picky things I could say in this review, mostly about the general design of the apartments. They are ultimately inconsequential, so they will be left out of this review. If the price is right for you, its worth a look.

Positive:
- New, nice looking apartments.
- Decent price. $700/mo is a little high for the location, but no better deal exists in Batesville.
- Responsive maintenance crew.
- Very friendly staff.
- Safe environment for kids. Mgmt installed speed bumps and have child proof latches on the pool gates.

Neutral:
- Location. Almost in Moorefield. Personal preference, but I would prefer to be closer to the town center.
- Soundproofing. This is actually pretty good, but my loud college aged neighbors somehow still defeat it, thus it being in the neutral category.
- MGMT uses CC instead of BCC when sending complex-wide communications, broadcasting the email addresses of all recipients.

Negative:

- Exercise room has been in a constant state of disrepair since the day I moved in. Its also tiny, so don't expect to get much done in there.
- Had the gas stolen out of my truck. This wouldn't have occurred if the mgmt would finish the security gate they have been working on for over 5 months.
- Parking space is becoming an issue, often have to park at adjacent buildings to find a space.
- Appliances are low quality and are prone to break down. (But are repaired promptly.)

Not sure how someone posted that this is a safe place to live. I nearly got killed living in this apartment complex and I mean literally. I got rear ended March 4th waiting to turn left into the complex and my car was totaled and I was almost severely hurt. The complex did not care one bit even after I sent in pictures. The sad thing is that it has nearly happened multiple times and to others as well. Batesville Police told me that is an extremely dangerous intersection and I inquired as to why nobody has done anything about it. The complex gave no indication they cared about me or my needs. Another couple in the building across from me had their car backed into with also nothing being done. In my building you can constantly smell marijuana and I am pretty sure we have a dealer in our building with all the obvious signs. All of these issues were brought to management attention with no care once-so-ever.
