Awful. They make it seem like they build high quality homes but that’s honestly a joke. Our flooring is ripped up all in the downstairs. They refuse to come fix it because the ridiculous one year warranty is up. We have water dripping from a window, Sheetrock that peels when painted on, leaking behind our shower, the carpet after 2 years is matted down and disgusting even though I clean it and vacuum multiple times a week. The choices they give you for upgrades are all super cheap quality. Looking up close at the details, you can tell these homes are built quick for a quick sale… and they only offer one year warranties so they can wipe their hands clean of issues. I will never buy another Smith Douglas home and I don’t recommend this company to anyone.

Just had Carden Heating and Cooling come out because our AC went again and cheap Smith Douglas denied us even though we have had issues in the past as many of you have. They confirmed my suspicion that the return is UNDERSIZED. So even though we have a 3.5 ton unit we only get about 2.5 tons worth of air. Carden also had to fix the issue that reoccurred. The cherry on top was we’ve had a small leak in our system from a bad solder on the piping. I’ve filed a BBB claim and we have raised our issue to management at Smith Douglas.

EVERYONE NEEDS TO GET A OUTSIDE COMPANY TO COME CHECK YOUR UNITS.

There have been numerous issues out here and we are just one more. Most builders provide a 2 year mechanical warranty. Smith Douglas does not. They are cheap and try their hardest not to spend money. Trust me….I know very well.

I'm very disappointed that we've been living here a whole year and water from the shower has been dripping on the floor after we shower. We have called about it several times. The guy who takes the calls for Smith Douglas comes out the first time he did nothing, the next time he put silicone on the end of the metal stripping. That didn't work ? I sent him pics and a video that water was still dripping on the floor, its nothing he can do. What do you mean? What is wrong with sending someone out to fix the shower with a strip that keeps the water from dripping on the floor. Oh wait its been a year now, the warranty is up for them fixing anything. THIS IS RIDICULOUS.

2.VERY QUIET.
3.LAW ENFORCEMENT (? )? DO PATROL AND STAY IN THE AREA.
4.HAVEN'T SEEN ANY THING OUT OF THE ORDINARY.
5.VERY PEACEFUL.
