Matt is knowledgeable, effective, courteous, incredibly thorough, and reassuring. Everything that he assured us would be taken care of was done, and his certainty about the results we could expect were accomplished. One wishes for such a pleasant and rewarding experience, but doesn't get one's hopes up. In the case of our sale (only 2 days before an acceptable offer was received) with Matt as our realtor, we did get what we wished for.

Matt Ragan was highly recommended to us by family, friends, and our Rochester-based selling agent, and he and his Team did not disappoint! We were moving from out of town and not familiar with the Syracuse market, and he began making us more knowledgeable and comfortable starting with our initial call. After sharing the details about the circumstances of our move and our expectations with him, Matt quickly helped us to initially focus on 5 potential neighborhoods, and then eventually on 3 with 1 as the clear favorite after driving through each one. Initially there were no listings so Team Ragan began making inquiries to current owners to see if any were planning to sell. Eventually a townhome became available, and in addition to showing it to us multiple times, he also met a contractor onsite to evaluate our renovation vision prior to our submitting an offer. Eventually we agreed on an acceptable price range and Matt then handled multiple rounds of negotiations which eventually resulted in the purchase. Throughout the process, we relied on Matt’s extensive knowledge of the market, and as out of town buyers we were especially appreciative of his availability and responsiveness by phone. We highly recommend Matt and his Team!

Our experience with having Matt Ragan as our agent was 100% positive in every aspect of the process from the initial decision making related to pricing, staging / property prep, and market timing through showings, offers, final negotiations and all details related to closing. Matt provided excellent guidance throughout. More importantly to us, was that the guidance always came with specifics and solid basis rather than just his opinions. His availability to take and respond to calls/issues along the way was more than any agent I have ever worked with during 50 years of buying/selling property. And his experience was strongly evident during two specific parts of this process, as follows. 1. The photos, staging prep, and logistics of showing the property was top shelf quality. Additionally Matt clearly did a lot of advance work in finding, enticing and lining up well qualified buyers prior to the first day of showings. This highly professional ‘pre-showing’ work resulted in 2 solid offers by the next day after showings and a Purchase and Sale contract fully executed within 24 hours of showings. 2. Due to an error by someone in the Onondaga County Registry of Deeds when we bought the property (1995), the previous owner’s Discharge of Mortgage was not properly captured creating a situation that prevented a clear title without a lengthy and extensive recreation of a document trail from 1995. At first it appeared the only option was to void the P&S agreement , address the document issue then put the property back on the market. Matt suggested a holdback of funds approach that would allow the sale to go forward, meeting the timeline of both buyer and seller. The problem there was that the standard holdback amount was prohibitive to us as the buyer and completion of the sale was still at risk. Matt served as the go between in negotiating an acceptable holdback amount to both buyer and seller, and the deal was done. To sum it up I would say Matt Ragan was strong in planning, advance preparation, behind the scenes marketing (i.e. not just waiting for a buyer to call him) and strong in problem solving.
