Samantha and Trey at Northcutt were nothing short of amazing! After bending over backwards to get my daughter and her friends a 4 bdr in their preferred property, leases were signed -all was good. Fast forward, a typical mean-girl situation necessitated getting our daughter out of the living arrangement. Trey creatively worked a solution that freed my daughter from her lease w/o penalty. He was understanding and gracious and so easy to work with. This is ultimately a business and they could have held our feet to the fire. Instead, they worked tirelessly towards a solution with our daughter’s best interests in mind. Their compassion for the situation was amazing!

First experience with Northcutt this year. Loved the apartment I lived in, and initially asked for the 2025-26 re-lease. They were sketchy about it at first, and told us YESTERDAY (November 5th) that we would not be able to release because they have sold the parcel for redevelopment. No clarity or transparency from Northcutt whatsoever. Thanks to Northcutt, most of the 25-26 leases are taken and/or ridiculously expensive. The fact that WE had to get the truth from Northcutt after suspicion tells you everything you need to know about this company. No clarity. No transparency. No honesty. Just a whole lot of $$$.

This company will do anything to get money from you. Didn’t have screens on 90% of our windows when we moved in and was told in our lease it was our responsibility to provide them at our discretion. Maintenance is nice but will often cut corners on solving issues. We did not have a latch on a window which allowed a large opening from the outside into a bedroom allowing stink bugs, ants, and wasps into our room. Also did not have a sealant on the bottom of front door so roaches, ants, and other pests were getting in. Took three maintenance requests to solve the issue since they tried putting thin foam with double sided tape to fix the issue in past requests. Also had a severe ant problem that went on for about 3 months. Ants were on ceilings, coming out of drains, windows, nightstands, even taking over our laundry, you name it and they were there. After multiple visits they insisted using bait traps would solve the problem. Never once looked outside. Turns out we had an ant infestation in trees both out front and back and due to lack of sealant on windows and tree cutting, they were climbing the trees and getting in through our windows. Also left exposed tacks and nails from carpet and did not fix it until we requested. They’ll charge you for things as simple as unclogging a drain due to “usage” so I hope you have $50 laying around since you’re liable in your lease for that as well. All in all, look through your lease realllllly well before living here and don’t expect lingering issues caused by past tenants to now by your issue and financial responsibility.

I'm leaving a 5 star review because the maintenance worker who helped me today was perfect. I was having water/water pressure issues. He fixed everything and went above and beyond to set up sinks and especially my shower to work perfectly. The office workers have also been nice to me.

I haven't moved out yet so I can't comment on security deposit stuff.

Car was stolen from parking garage in direct view of security camera. Security office was extremely unprofessional and took no effort to review the footage. I gave them the exact minute my vehicle was taken thanks to a tracking device in the vehicle, and still received no answer from them. After several days of the security guard saying "I'm still reviewing the footage", I gave up on trying to get help from them. Never received any update or follow-up.

Car was eventually found thanks to the efforts from Auburn PD. To the security office: Please consider hiring staff that actually have a desire to help.

Fake reviews trying to boost their numbers. They gave me a sublease, and then when I wanted to get out of it due to buying a condo I had to find a new sublease to take my old apartment. That is not an issue but when people would call them to ask if they had any units available they would hang up and say no. I confirmed this because they made me post the property on FB (which I didn't have one) and try to find a new renter. One lady called me and said she was interested in my unit so I told her great! call Northcutt, so she did, the guy picked up and before she could even say anything he said, "We have nothing available" and hung up. She called me back and told me this, I called Northcutt and asked why are they just hanging up before mentioning all their options, they said unless someone asks for the subleases, they won't mention them. They do this because I am going to pay either way so they don't care if you pay the rent or if someone else pays that rent so they would rather not deal with it as that is a waste of their time. I emailed them and told them they at least need to mention subleases and this is their literal response:

Me - “(The potential renter) told me when they called Northcutt, the office told them nothing was available. Do you know if the office will let people know if there are sublease options available? Maybe it was just some misunderstanding?”

First - “When someone calls the office they need to ask about your specific unit. If someone calls and just asks about 1br units, we will say we have none, because all of our vacant units have been rented. So anyone interested in your specific unit needs to say they are interested in Glenn oaks #105 when they call.”

Me - “It's unfortunate Northcutt cannot simply notify potential applicants that a sublease is available. This is unlike any other management company I have worked with in this past. Particularly when I have paid a fee to conduct the sublease process.”

Me - “I will be leaving a Google review.”

First - “Jarrod, We have helped everyone who has called asking about your unit. We receive multiple calls a day from people asking about your specific unit. Your sublease agreement states "I understand that Northcutt Realty has an obligation to its clients to lease all un-rented units before assisting anyone trying to sublease / release."

Me - “I understand what the agreement says and am not trying to be difficult or rude in any way. Genuinely. However, it is simply unfortunate your policy doesn't allow or enable you to simply notify potential applicants that there is indeed a sublease available if they are interested.

Me - I can only imagine how many calls Northcutt must get daily vs the traffic I can generate and the missed opportunities that may be left or missed if someone doesn't specifically ask about this unit. It would be very beneficial to me if the Northcutt office staff could simply state there are no units available but there are sublease options.

Me - This is why I said this is different than management companies I have delt with in the past. Namely the management at the Avenue, Artisan & Jones Valley. However, this is a college town and I am sure your renters are not always the easiest to work with.”

They had nothing to say.

This was a few years ago and I never forgot.

If you want to rent here, you better make sure you talk to MULTIPLE people about the leasing process. Me and other friends found places that Northcutt owns that we liked and called to determine how to sign a lease for them. We were told we should email them with our information, along with our guarantors information and the units we were interested in and we would hear back from them on Nov 22 about if we got the place or not. We specifically asked if there was anything to sign at this time or if we should expect to hear back from them and were told no, only to expect to hear back from them on Nov 22. Well today (nov. 22), I called as we had not heard back yet and was told that we should've heard back with a contingency lease and deposit information and that we were just straight out of luck. In fact, the lady told me, "a simple phone call would've fixed this". This is the complete opposite we were told only a month prior and the lady was of no help. She said they get hundreds of emails a day and both me and 2 friends who all sent separate emails must have gotten overlooked. Well, if this many people are getting overlooked you should probably change your system! VERY disappointed in this experience and we are now having to start over with finding a place to live for the fall!!!! Would not recommend AT ALL.

This would have been a zero star if there was a way to do that. Lived at magnolia woods, whole apartment squeaked like an old ship. Forget your security deposit, they'll make up stories just so they don't pay it back. Moved in 2days earlier than move in date cos I only just moved to the US and needed to move in. Paid for cleaning. When I moved out, cleaned the whole apartment carefully, but they deducted $430 from security deposit and said $100 was for painting and $330 was for cleaning. There were only two walls with white paint in the apartment, the rest were wooden panels, and I wonder what they cleaned for $330. Only the bedrooms had carpets. Went to their office for an explanation, and even though they couldn't prove that the apartment was unclean (surprisingly they couldn't take pictures before cleaning). The man at the office was exceptionally rude. And the fact that they spent nothing on cleaning when I moved in? He literally said it wasn't their business, I wonder whose it was. A friend told me they hardly return security deposit when I'd just moved in so I wasn't really surprised, just the repugnant behavior of the man at their office. Didn't see that one coming.
