I have been involved with Neighborhood Ventures since their third project Venture at Hermosa . The two co-founders Jamison and John I find to be absolute sincere and honest business professionals and once I developed my initial confidence a few years ago in this company's ability to deliver what they promise , I have since invested in multiple projects . Straight forward information along with what is now proven to be a very strong and realistic business model returns to all investors a remarkably high return on their investment . Incredibly unprofessional if you are unlucky enough to book a room with them before they flip their property for sale. Booked through Priceline, did not receive any information about checking in, and as soon as we spoke up they immediately cancelled our reservation leaving us without a place to stay. Knocked on the door of a nearby unit and were told by them that they booked through Airbnb. If they're cutting these corners and dropping the ball for guests, who knows if they can be trusted as an investment.

Neighborhood Ventures doesn't verbally inform unaccredited investors that the company can hold onto their funds into perpetuity if the property is not sold. I think that should be verbally stated up front for all unaccredited investors.

Particularly good investment for tax favored accounts (non-recourse) likely SD401-k's, SDIRA's, and SDHSA's. It's also great to get your kid's SDIRA's going because they don't have to be accredited investors, the minimum is only $1,000. Outside of partials and options, where else are you going to get about 5+% return on such a small amount of money?
I've also met the owners and their team. High integrity and transparency.
