If you are seller just be careful about signing. As a highly qualified buyer I called to request a showing on a property. I was at first told incorrectly that buyers are not allowed to see properties without an agent, by law. That is absolutely incorrect. I was then told that their agency will only show me a property if I sign a buyers agreement with them. They are denying qualified buyers from seeing your property as the listing agent unless they can maximize their personal income, meanwhile completely disregarding their responsibility to sell your home. That is terrifying for a seller. When I asked for reference to the law they were using to do this the mental gymnastics started. Buyer...I called to buy your home and your agent told me no for their financial gain and lied about the reason, if it wasn't a lie then they are terrifyingly misunderstanding the dynamic and scaring buyers away. Yikes!
