When we decided to sell our home, we interviewed three highly rated agents and decided to go with Karen and we are glad we did.

Karen was amazing. She met with us based on our schedule/convenience. She used her network of people for everything - painting, cleaning, inspections, staging, photography etc without being pushy. For example she recommended that we use our gardener for new grass installation. All of this was done within a week of us meeting her and the property hit the market within two weeks.

Our sale went relatively smooth - we did get a minor speed bump due to a foundation related issue found by the inspector. Karen advised on the best way to proceed and kept the listing on track while we worked to get that fixed. She sent an addendum on what we were going to do and we got and accepted offers before the fix. Karen made so many trips to the property - I didn't expect a seller agent to do that.

In the summer of 2012, I began looking for a real estate agent. I interviewed 6 agents, including Karen. All of the agents seemed well-qualified and experienced. The factors that made me decide on signing with Karen were that she had a good grasp of the many details of marketing, how to generate hopefully, multiple offers, negotiating, how to decide which buyer to go with in the case of multiple offers, etc. One of her better qualities was that she can state clearly what she thinks, or wants without being overly aggressive.

I had already put quite a bit of money and labor into upgrading the house, and was not too happy when some of the agents I was interviewing suggested that I had to put more effort and money into doing several more projects. Karen was able to tell me that because we were in a hot seller's market, not much more remodelling had to be done, but that staging the house would be a good idea.

After I signed the listing agreement with Karen, as the process moved forward, I was further reassured by Karen's descriptions of what to expect at each step. The people she scheduled for the different inspections and the staging all did good work. I was especially happy with the staging.

She also kept the project going when I had to go out of town for 11 days. We were able to communicate by phone and email and not have any delays in the process. I had some security measures in place when the house was empty, and Karen helped me monitor that these were working correctly when I had to be gone for days at a time. In the end, my house was sold with multiple offers for a satisfactory price.

As time went on, I became more and more convinced that Karen's claim of having been one of Century 21's top 10 selling agents was true. As she was helping me sell my house, she also managed to close several other deals that she was working on. I had a very good experience in working with Karen, and would recommend her without reservation.

My husband and I were ready to begin our search for buying our first home. We expected to take anywhere from 6 months up to a year to find what we were looking for. We did our due diligence in reading about the process starting with the search for a real estate agent. Karen List was strongly recommended by my husband’s colleague. It wasn’t until we spoke to Karen, over the phone, that we quickly felt a connection and confidence in her knowledge and skills as an agent. By the end of our first conversation with her we knew she was the one. Having made such a strong impact without meeting in person speaks volumes about how personable she is. That was just the beginning of our short and sweet journey with her. She immediately began sending us home listings and after some feedback, she short listed them further, giving us so much clarity and time to view homes we liked.

The home we bought was actually one of the first homes we viewed and loved! Of course, we were not going to buy the first house we saw, that went against our better judgement. So, we continued to see other homes. She patiently sent us similar listings, then, a few weeks later, she circled back to the first house which, was still in the market. My husband and I went back for a second look at the house. It evoked the same emotions as it did the first time and she noticed it. Karen spent an hour or more with us at the house pointing things out that we wouldn’t notice and did not downplay any concerns that were or were not identified in the disclosures. She read the disclosures and scrutinized them as thoroughly as we did to make sure we made a well-informed decision. When or if we had doubts about the value of homes we saw, she provided us with market values of similar homes in the area to help us make a solid offer.

We took our first step and were ready to make an offer. Karen brilliantly suggested the offer be accompanied by a letter that reflects who we are and what the house would mean to us. She maintained close contact with the seller’s agent to give us updates. With her persuasive and personable nature, she got us the opportunity to make a counter offer as there were several other higher bids. Again, she suggested a value, without overbidding that could make the deal and, it did! The seller’s agent told her that the letter was also critical in the seller’s decision to accept our offer since he turned down higher offers after reading our letter.

The final and most important phase of the home buying process was streamlined and stress free. Karen is not only tech. savvy but very proactive. All the paperwork was sent to us in a timely manner. She diligently followed up on the loan approval process to make sure we were ready before closing date. She coordinated communication between us, the bank and the Title company seamlessly. Karen’s professionalism and timeliness while my husband and I were working, made it all happen without any glitches and setbacks.

Finally, once we received the keys to our dream home, Karen’s resourcefulness was immensely helpful in connecting us with a contractor and an interior designer. She spent more than a few hours helping us in person with the planning stage of our kitchen remodel.
Karen went above and beyond her job. Her empathy, strong work ethic and passion is what made our American dream come true.
