Michele and Joann were a great team! As a first time buyer of a co op, I had no idea of what I was doing but they seamlessly blended their extensive knowledge of the real estate world with what I needed and wanted. They advised me of co ops to stay away from due to over pricing or general conditions "You don't want to live here!" is a memorable one. Joann and Michele also guided me to the co op I did buy. "This is it, this is the one, this one is perfect!" I also still laugh to myself when I think back at us looking at places together. They are so fun and funny together! 12 years ago, Joe Houlihan provided outstanding service on the sale of my house in Bronxville. Therefore, in 2024, when I was ready to sell my co-op, I immediately contacted him to represent me. Once again, Joe provided outstanding service. I closed on the sale in October and received a good price for my co-op.
Joe is a great Realtor and a true professional. His knowledge of the market is both deep and wide. His understanding of the unique nature of a co-op sale; that is, Co-op Board approval and Westchester County's Minimum Financial Requirements law, is key to any sale of a co-op.
From the beginning of the process to the close of the sale, Joe gave me great advice. He advised me to de-clutter some of my excess items to show the co-op at its best. He arranged for a photographer and developed sales brochures (which included renderings of alternative furniture layouts). Joe held 3 open houses. At all times, he kept me informed. Joe also referred a real estate lawyer and a moving company; each was a very good referral. All employees of Houlihan & O'Malley were pleasant to work with and responsive.
In summary, Joe expertly covered every detail of this sale. He made it a smooth, painless and successful transaction for me.

After a rather protracted process, we finally closed on our co-op. Joe Houlihan was steadfast and determined to see to it that we sold our apartment. The strategic photos, brochures and advice he provided us all helped. He constantly updated us on every conversation he had with other realtors who brought potential buyers to view our property.
