On top of this, my property was rented before the planned sale with a property management company that was tricky. He has guided me through that tough situation including termination of the property management agreement and then with tenant communications for vacating the home. Recently we sold our house that James Dye helped us to purchase as the buyer’s agent 3 years prior. This was our third time working with James and every time we are more and more impressed. When we first found James, initially what we noticed about him compared to the other agents was his honesty. The best way I could describe it is, he didn't just tell us what we wanted to hear, rather he told us what we needed to hear.
This time we were selling our house with 2 young kids and moving about 2 hours away. Again, James with the help of Kin was extremely thorough and easy to work with. We live about an hour from his office and he did not hesitate to come out and assess our home with a couple days of calling him. This time the market had definitely changed, but he again he was honest about what work we needed to do and what price we should list for. He did a lot of research for us around pricing and past sales in our area that was helpful in setting our expectations and figuring out if it was worth it to sell. He never pressured us and was always realistic. James also worked with us in needing to stay in our home while staging it and having it on the market. We came up with a plan together that worked best for our young family and him to get the job done.
James suggested some work that should be done on our home and he provided good and fairly priced contractors for us to work with directly. Everything was completed quickly and allowed our house to be listed as move-in ready and our inspections to pass easily.
We were so happy and excited with the work James and Kin did for us and our house sold in 5 days with an all-cash offer and very quick close. He was then able to negotiate a rent back so we could getting settled in our new city and find another home.

James and Kin (the “Team”) sold my condo – the first time I'd ever sold a property. I fully expected my condo would sell, and it did, but what I did not expect was to really like the Team personally — a definite plus! I think it's helpful to have a semi-personal connection in what was for me at least, a stressful time. I found both James and Kin to be especially responsive, timely, knowledgeable, pleasant, good listeners, well-ordered, well regarded, and just plain nice — a Class Act, if you will. At one point, in fact, I thought James went above and beyond in his persistence in getting some windows replaced for me — at no cost! The process itself was, for me, a drag, which I did not enjoy. (I had zero interest in purchasing replacement kitchen appliances, for example), but with the Team’s best efforts and Kin’s exact measurements and texting me back-and-forth while I was at Best Buy and the Team always going the extra mile in all regards to support me, I got through the entire process and feel rather proud of myself for it. I was not fully versed (being a newbie) on what to expect and we all had to work together, to bring it together, in the “No-Time-Wasted” timeframe we set for ourselves. The Team, on the other hand, with a crew of independent contractors they are used to working with, plus the impeccably honest, detailed and easy-to-work-with Stager, Shelley, was like a well-greased machine, knowing what to do and when, which was always communicated to me quite clearly. They all knew how to bring their parts of the preparations together on time so that the next person could pick it up without wasting time. (Time is money!) The Team arranged for open houses to be held nearly every weekend until the property sold. I don't suppose I'm the easiest person to work with and had a lot of questions, some of which I'm sure I repeated because I'm old and memory fails, which they were very patient to answer and respond to, even at odd hours because I'm a night owl. I am a stickler for detail and never felt diminished in their view because of it. (Does anyone really want to know the exact date and precise location a cat peed on a long-gone carpet? Probably not, but it was important to me.) But at the end of the day, my condo sold and if I don't have two new friends, at least I know two people I like very much and in James, a good resource as well. I believe that if you choose the Team, you will feel cared about and comfortable in the knowledge that they will guide you through the process to a successful conclusion.
