As a landlord, fantastic rental managers, horrible bookkeepers. Tami (and before her Darcy) are phenomenal at managing properties - they keep me informed about what is going on, ask for instructions where appropriate and do all the legwork. Bookkeeping is a nightmare. The monthly statements contain some items that will show up on the 1099s and some that will not (like rental application fees and rental insurance). The non-1099 stuff shows up and then is zeroed out in later months and sometimes a later year. You need to keep two sets of books (and doesn't the IRS love that), one to match the monthly statements and one to match the 1099. I'm going to start using two different QuickBooks classes. They also avoid asking the landlord for money by doing repairs (such as between tenants) and then taking it out of later rent payments, sometimes in the following year. This would be OK if they do the math right but they do not - I've found them overcharging me by hundreds of dollars - I was able to prove this to them and they paid me but I shouldn't have to do this. A different rental company I use just makes everything zero out at the end of each statement, which may require a check from the landlord. Soooo much easier.

Very difficult company to work with. They are snooty from the beginning answering calls with immediate pompous attitude (Mary P.) until they realize that you are eligible to afford their rent. After you move in the cold attitude continues. They hire cheap vendors for repair, take lengthy amounts of time to respond. We had a gas leak from a dryer for over two months before they finally repaired it. They use old photos to dispute accountability leaving homes in conditions for the renters to fix up. I paid $600 for carpet cleaning when I first moved in. Carpet that should have been replaced from the start. $300 for window coverings because they did not provide clean coverings and their vendors will leave messes for you to clean up. $700 in yard work left to me for clean up only 4 months after my move in. Broken jigsaw blades and fragments left in my yard after irrigation repair was here. Nests, foam, and pigeon feces left in the yard for me to pay to have cleaned up. Do not recommend. I have only ever rented 3 times in my life and have never been unhappy with my experience until this move. We were only stuck there for 3 months because we needed the location for my children’s school zoning. We had headaches from the smell of the home. I’ve only ever heard of this insanity online not realizing how prominent it is but this company is part of the problem in America’s rental system. Management does not even attempt to make amends when they mess up. I am so glad that home was only temporary until I found the perfect home for myself elsewhere. We have moved on and I’m thankful to be gone.
