I rented a home on Hatteras Island from Colony Realty in a prime location. Overall it was a really great experience. Both Jaime and Julia do an awesome job making things easy for tenants to pay their monthly rent and request any maintenance - if issues arise. They provided me with very thorough communication throughout the process. I would 10/10 recommend them to anyone looking to rent something longterm on the Outer Banks.

My experience began in December 2020. Julia Head was wonderful during the lease process. Jaime Pennington is an outstanding leader who ensures any needed service is done well by Colony Realty Maintenance team! I highly recommend working with the Colony Realty teams. I have rented from Colony Realty for many years and they are always responsive. User friendly, convenient website. For Owners, the quarterly inspections ensure no damage surprises, and allows Colony Realty to see any maintenance issues that may need to be addressed. My husband and I have owned a condo at Pamlico Condos for 24 years! Over that time we have had several property managers, with varying degrees of success. Julia Head and Colony Realty, who currently manage the properties, are exemplary! They are professional yet friendly, responsive (I always receive a reply to inquiries immediately), knowledgeable, proactive, and so easy to work with. Their owners' portal is very user friendly and helpful. I highly recommend them!!

Absolutely the worst company to rent from. Please note that we were quiet, clean tenants who always paid our rent early. The President, Julia Head, is haughty, rude, and unprofessional. Jamie isn't any better. Their maintenance manager was a misogynist and always made me feel uncomfortable. Their inspections were very invasive - they went into our closets and took detailed pictures of our belongings. Colony only responded to service requests if it was an emergency, and even then not always in a timely manner. They rarely performed any maintenance to the property, and were just plain difficult to work with. A tree fell on the house during a storm and it took them months to call anyone to have it removed. After five years of being a tenant, many issues we had when we moved in, such as countertops that were falling apart, outlets that didn't work (one even caught fire), broken doors and gutters, and mold were never addressed. Though we certainly got some nasty emails when a vine grew too high for their liking on the front of the house. It's very clear they're in it solely for the money and couldn't care less about their tenants wellbeing. Stay away.
