They took over as the property management company for my apartment a year or two ago. It's been an absolute headache every step of the way:

-They lost track of my rent deposit that was given to the previous owner/management company. I had to have them correct my lease several times to stipulate the deposit amount and that it had already been provided,

-The new lease they provided when taking over was illegal. I had to have them correct it so it was actual legal... They originally had me paying the utility provider despite the electric being shared with other units--highly illegal.

-They do NOT maintain the building unless asked, and even then it's like pulling teeth. The bushes are overgrown, there is trash all over the property, the entrances are all broken (three doors with unusable locks, making the building open to anybody who wants to come in), light bulbs outside and in public areas are dead.

-I once had to wait WEEKS for them to replace the batteries in a dying smoke detector in a public corridor and vacant unit. Of course, once they finally did come out they only replaced ONE battery instead of all the units, so more started beeping the next week. Ever heard of ethical/safe, proactive maintenance?

-Since the building doors don't latch/lock properly they're constantly blowing open. Couple that with poor insulation and the central heating absolutely cannot keep up with the cold when the temps drop below freezing. Even with a space heater running (which I had to buy--shouldn't be my responsibility) and the central heat running 24/7 my apartment got down into the 50s last year during the Christmas storm.

-They have no idea how to enforce run-of-the-mill property rules. For example, many other tenants rarely take their trash to the curb. So, trash is just constantly overflowing from the bins all over the driveway. Their solution was to offer me a small credit on my monthly rent if I took out the other tenants' trash on a weekly basis--no thanks!

-I've lived here for years and have never had a routine inspection. Lucky for me (and them) I don't let food or trash pile up, so I don't have a pest problem. But, they really shouldn't be going on the honor system. Especially since some other tenants have proven they won't take out their trash.

Please AVOID Blue Vista Realty Property Management at ALL costs. If I could select NO STARS. You would be better off staying in a hotel or in your car until you find a better property rental business. These slumlords use a third-party insurance company (Rhino Insurance New York) to keep you locked into your leasing agreement and to damage your credit via the Security Deposit loan. The BBB, OH State Attorney General, and the City Building Codes will do NOTHING even though these Agencies clearly see that these foreign rental scammers do not abide by their own leasing agreement terms and viciously take advantage of renters knowing nothing will happen to them unless you go to court. Blue Vista Realty buys up properties and do not repair those properties. Once a tenant moves into the apartment - you will only get away economically injured. Blue Vista Realty knows the building codes requirements and how to be evasive (use loopholes) to get around city and state property code regulations. OH State government is in partnership with Blue Vista Realty Property Management -- which is why the State will not crackdown on these crooks. The advice has been given: should you be a fool to rent from Blue Vista Realty, hire yourself a very good attorney.

I would give this place ZERO stars if I could. Do not waste your time!! I put in a application almost 2 weeks ago and was told I'd receive a response in 2-3days. Nothing. I've called, left messages, left emails etc. No response. I've talked to the leasing manager over text, I was told that Miguel went out of town so he wasn't able to respond. When he got back, still nothing. Nothing at all. The leasing manager, the Indian man, very unprofessional. He asked me did I have a boyfriend and would I be living alone. Weird and made me very uncomfortable! He's texted me late at night asking me on a date. He hugged me very inappropriately and tried to feel my breast.
Very unprofessional place, it seems like a scam to me! Please don't waste your time or money on a application. I should have read the reviews first!

If you're thinking of renting from this company, make sure you have a great lawyer! Luckily I have the money and resources to hire an excellent attorney but I'm sure most people don't. If you can help it, DO NOT RENT HERE!!! I have lived here for 5 days and I have already needed to contact my lawyer 4 times! The night we moved in we found roaches. We very quickly realized there was a massive infestation that was cleaned up just enough so we wouldn't notice when we toured the property. I called and emailed the leasing office with no response so I scheduled an exterminator to come out for a quote. I finally got a call back from Miguel from leasing and I informed him of the roaches and told him I had an exterminator coming for a quote. I then spoke to him on the phone 2 more times before I even paid for the exterminator. I thought it was weird that he kept asking if I'd already paid the exterminator... every time we spoke he'd ask and I kept telling him I'd only scheduled the free quote but then I paid them and that's when this disgusting excuse for a human decided to tell me that they have a pest control company in contract so they unfortunately couldn't reimburse us for the exterminator!!! I said if you have one in contract why didn't you get them in here before we moved in? And why did you wait until after id paid them to tell me you have one!!! Honestly, I wouldn't trust whoever they hired anyways. Clearly they just sit back and wait for the tenant to pay for the infestation and then tell them no reimbursement so they can get a clean property scott free! The exterminator I hired rated the infestation as a level 5, found evidence that bug bombs had been used shortly before we moved in AND said that the droppings and markings represent YEARS worth of an infestation. She then confirmed that there is absolutely no way that anyone involved in this property did not know about this infestation. The exterminator also said every single appliance was compromised and not salvageable. When I informed leasing that all appliances will need to be replaced per the exterminator, he actually told me he would have maintenance come take a look at the appliance. No! An expert says they are not to be used ever again, under any circumstances! END OF STORY!

I'm sure they are used to dealing with tenants who have no way of leaving, no money to hire legal advice and are probably uneducated in their renters rights but guess what... THATS NOT ME. I'm willing to fight this to the end. They will regret the day they approved my application! On top of the roaches, I will also now need to hire a biohazard cleanup team to clean after the infestation is eradicated and I bet those idiots actually believe they won't be paying for it! HA!

To make matters even better I just found out they are trying to charge me pet fees.... my dog is a medical alert service dog and I included that info on my application and they are still saying I owe pet fees. Pretty sure everyone with even half a brain cell knows you can't legally charge pet fees on service animals.

If you have already signed a lease with these monsters and are reading these reviews LOOK UP YOUR RENTERS RIGHTS LAWS! Know what your rights are and demand what you deserve! If you need legal aid, call around! MANY attorneys offer plans where you either pay a small monthly fee or you don't pay a dime unless you win your case and in those cases, the property will be paying them. KNOW YOUR RIGHTS. Everyone is entitled to a clean and safe home. If the leasing office is ignoring you, file to have your rent placed in escrow. You can call the county clerks office and ask for details on how that's done. Placing rent in escrow means that you pay your rent to the court house and the landlord doesn't see a DIME of it until they get their act together and they can't evict you as long as the court house receives your rent payments! You have options! No one is trapped!!!!!

Mice infested money hungry my refrigerator was out for over a month they did not come to fix it they didn’t come fix the mice problem just put down traps and that’s it didn’t even come get the mice when they were caught on the traps

I can only image the couple reviews with 5 stars and no comments are employees or friends of the owners because there is not one even remotely good thing to say about this company. If you could leave a review with zero stars I would. During a recent ice storm my Granddaughter was without power or heat for 3 days and they would not come and repair it. My husband and I finally could get down there to take her home after the electric company said it was not on their end, one neighbor found an unlocked door to the basement and her breakers were turned off. She put in her notice and was getting ready for work and they just walked in her apartment unannounced, no notice. What if she had been naked or in the shower? When she moved in the shower was black and a the ceiling tile was falling in, she had to clean it herself in order to use it. They never compensated her for having to clean an apartment the company had already charged a cleaning fee to the previous tenant to. There are electric baseboard heaters that instead of replacing when they stop working they just stack a new one in front of the broken ones. Slumlords! I'm telling my Granddaughter to file a police report against them for just walking into her apartment.

The 1 star says everything! I was fortunate enough to not have rented from these folks. The apartment showing said everything...issues accessing the building (with codes they offer), roaches, trash everywhere (inside & outside), overpriced rent, and their cleaning person does not clean the empty apartments. Oh and rude is an understatement, customer service training is low on the importance scales. DO NOT RENT FROM THEM!!!!

My car got stolen from one of the apartment buildings they own and they are no help they haven’t been communicating or anything the cameras supposedly work but haven’t no one got back about the footage to see who did it.

The lady said it wasn’t their problem! How ridiculous. NEVER RENT FROM HERE.
