I have bought and sold 4 homes in the past 30 years in Murfreesboro and I’ve never had a bad experience until now. You hire a realtor so you don’t have to do the work. That’s what they suppose to be paid for. Well Mitzi Gardner adviced me to put in an offer 5000 over the asking price and put As Is. She then tried to talk me out of getting a home inspection or being present during the inspection. Big RED FLAG!!! She happened to take off on vacation during the inspection🙄 and that’s when I found that the roof on this 705000 19 yr old home had not been replaced and my house ins would become much higher due to this. The windows had never been replaced and one was leaking. The front door and frame had water damage. The stairs were lose. A lever was missing on the tankless water heater. The garage door wasn’t working. The white pipe that water drains from on hvac was disconnected and just laying on the ground. This is a $705000 home, 5000 over the asking price and I couldn’t get repairs done by seller because of her advice to put As Is. Well my house didn’t sell and couldn’t close by the end of the contract date at no fault of my own, which saved me from this terrible contract and now they are trying to keep my $5000 and bully me into extending the contract. If you want to buy or sale a home there are lots of good realtors and real estate brokers in Murfreesboro but stay away from this one!!! They won’t work for you they will do whatever will line their pockets the quickest and care less about how it will affect you.

My boyfriend and I were first time home buyers when we bought our home last may. I am not the person that writes reviews, but this is a big deal, buying a home. you want the best experience you can get, especially when it’s your first time going through this stressful process. that’s why you hire a realtor, to help you understand and navigate the process without feeling too overwhelmed. that was not our case AT ALL. I still have a recording of a phone call from closing day bc it was such an awful experience I knew I needed it for documentation, and a year later I still can’t bring myself to delete it so I can share my story. we closed bc we saw the potential in the home we were looking at, and unfortunately even if we decided not to buy this home bc of this realtor, Kimberly Hoard, we were stuck in a contract with her. she only came to the house with us one time. she didn’t come walk through for the final inspection. during the final inspection, we found a leak that was not there previously, when we were making our list of repairs necessary to go through with the contract otherwise it would have been listed. one of the repairman left water running and it leaked from the upstairs kitchen sink to the basement. water was everywhere, the ceiling tiles were ruined downstairs, we didn’t know what kind of damage was caused during the suspected week it had been leaking. she wouldn’t even attempt to get this fixed or corrected. after having to argue that this leak happened after the list of repairs was made so how could we possibly ask for it to be fixed when it wasn’t present until a repair man left water running into the kitchen cabinets. she then said that her husband is a plumber and she would get him out to the house to help fix the plumbing issues we didn’t get to check bc water wasn’t running in the whole house when we did our walk around and check into this leak that had happened a week before closing. never saw him, she never tried to set anything up. she just pulled words out of her mouth to get us to sign. we were also supposed to have a french drain installed on the house before closing, and she states in the phone call I recorded that it’s a legit company and we can get a warranty. this company never performed a proper french drain repair and then never came back out to correct the issue, which we were told was supposed to happen before closing, but then didn’t and we were promised it would get done after closing bc it’s already paid for. Kimberly Hoard, our realtor, once again lied to us to get us to sign. once we realized we were on our own to get the correct repair we started looking up the “legit company” that was used and it was not a legit company at all, we didn’t get a warranty for the repair like she had said we would. we had multiple realtors, family members, and brokers telling us we were screwed over and we shouldn’t go through with the deal unless we really didn’t want to miss out of this house. and we didn’t so we bought. now since the french drains were never installed properly, we are dealing with water intrusion in our basement which costs thousands for a good repair. it’s just really disheartening since this was this biggest concern we had when buying the house and we voiced it to our realtor who is supposed to be our advocate. I will never recommend Kimberly Hoard to anyone I know, and the fact she’s been with a company for so long and this is how she is with young new home owners makes me question this company as a whole. it’s just very sad to me bc if I had done better research and gotten a better, more trust worthy realtor, I could have had these issues resolved like they should have been.

Terri Anderson is the most amazing, caring ,knowledgeable agent you will ever have! She does all the guess work and makes sure your getting the best deal! Absolutely love her and you can ask her all the questions you want and she will have the answer or find it! If you want your dream home and someone who looks out for you go with her!!

While our property was listed my agent, who was absolutely wonderful, changed jobs and gave my listing to another agent with Benchmark. The second agent did not contact us about the property, so we had to make the initial contact regarding the property. Agent was negative toward our property’s value and location; attitude gave us the impression of working for a buyer instead of us sellers; was vague answering questions; and overall not very personable. Property did sell recently, and we have not had any post-closing communication (i.e., thank you for your business) from either the company or the agent. Our advice to anyone who wants to sell or buy property is to get a good personable agent who really cares...a realty company is only as good as its agents and support staff. Support staff at Benchmark are knowledgeable and informative.

When you've had previous bad experiences with realtors, you put your guard up and think all of them are the same and that they're only out for themselves. Putting your trust in someone to take care of you and your home, you need to know that they have your best interest in mind. With Team Wommack at Benchmark Realty, there's not question about it. Lane and Rebecca took good care of us and treated us like good friends. They kept us up to date with listings, setting up appointments to view houses, always answering our questions and just going that extra mile to find out about the properties. They walked you through it all. They are professional and caring and we HIGHLY RECOMMEND them!!
