Edit: You will see where the owner mentions that turnover fees encompass damages assessed on move-out. Again, this is untrue as the $350 the previous resident paid *must* have been misused since, as stated below, I moved into an apartment that had fridge and microwave bulbs out as well as a door that had been off the hinges since I *toured* the apartment, indicating that nothing was done.
As a student, I'd warn other students against renting from this company unless it's a last resort. This company works for their property owners, not tenants.
To begin with, my unit required a $350 turn fee. When a property turns their units correctly, this fee is used to cover damages from the previous tenant before the unit is handed over to the new tenant. My unit was untouched, meaning they (or the unit owner) pocket the $350 and spot clean anything the previous tenant missed. I had multiple maintenance issues: lightbulbs out, blinds missing, fan pull chains ripped off, doors off the hinges; all in all something a company should feel miserable about handing over to a tenant. This is so they can attempt to pay for any maintenance out of your security deposit once the lease is signed. Portions of their lease are dubiously legal at best.
This is a poorly run company with far too many properties for the management ability of the front office. They will run you around in circles to ensure their owners are happy rather than assist their tenants. The middle-school sass they're giving past residents in review replies should tell you enough about how they treat concerns (and give you a good laugh, since these are grown adults).
Find literally anywhere else.

Update #3 Issue has been resolved!
Update #2: Another vendor came out and there is something wrong with my refrigerator. Auburn Realty is making this an issue as if I do not want to pay the $125 service, when the real issue at hand is I’m not paying a service fee that has been proven to be a problem by the Vendor THEY sent. As we can they clearly see they want to argue on the review of my experience, but email me asking me to take down my review. Unprofessional or what?

Thank you for your feedback. We understand that being held accountable to the lease terms isn’t always pleasant, but necessary to treat everyone equally and fairly.
Let’s go into detail.
For starters the roach problem is ridiculous and out of control. I have reported this multiple times reminder I moved here in April 2024, I barely sleep here because I don’t live like this. It’s so bad I have spent my own money buy supplies to correct their problems. Even the exterminator stated that’s it’s a problem over here. They offered to move me to another complex which is even worse so I declined the move.
Next they lie and say your maintenance request has been completed when nothing has been done.
In regards to the service fee I’m being charged. They said the vendor said nothing was wrong with my refrigerator and the noise was possible coming from the ice maker. I shut the ice make off and removed the ice tray when I first moved in here, so how is that the noise I’m hearing. The noise is clearly coming from the bottom of the refrigerator.
There’s more that could dealt with in this short time of renting. I’m sure others have many complaints but are afraid to speak out because they may not have anywhere else to go.

Be aware that if you rent from Auburn Realty, you will be inundated with fees. I am currently being charged $50 every month for not having renters insurance because they can’t see it in their system for some reason. Notice from the photo below that I’ve already uploaded my insurance policy. They refused to remove any of the fees and they say that I need to upload it again under my son’s name. My son has already tried twice and keeps getting error messages. I don’t think it’s my fault that they can’t view something that’s already been uploaded on their website. Rent at your own risk!

I had a positive experience with Auburn Realty. I resided in a rental home they managed for a little more than 4 years. They managed the property well overall and were attentive to any maintenance concerns that arose. The property and leasing managers were also very kind and reasonable people. The highlight of my experience is that they didn’t attempt to confiscate my security deposit under false pretenses as seems to be customary for most landlords/management companies to do these days in my experience. I’d highly recommend checking out their available properties/rentals. You won’t be disappointed!

Have rented at two different locations from them. The office people have always been rude to me but I liked Mr. Cary as he was always friendly. At least until he snitched on me for rewiring my motorcycle in my living room. I think they contract out most maintenance, but the people they use have been super friendly and fast so hope they keep using them. You can expect to be treated similarly to working with a large nationwide management company. Just don't expect to receive the local business experience.
Edit: added two star just because Mr.Cary was always so pleasant, and Auburn reality deserves some credit for the maintenance.

I own several rental units in Auburn and Auburn Realty has been my property manager since Sept 1999 when my daughter was attending Auburn Univ. They are everything you would want in a property manager from finding tenants and timely repairs at a reasonable cost. Provide sound advice when buying or selling properties. Also management fees which are worth it. They are easy to work with too.
