We really enjoyed working with Kyle Atkins & Erica Huie on purchasing, building & leasing our first investment property. We live out of state, which can be a logistical nightmare, but Kyle & Erica worked hard to make sure that we had what we needed, finished ahead of schedule, and that our property was leased before we even closed!

I lived at their townhomes on Curtis Ave, moved out April 28th after living there a year and a half. I so loved my apartment at Curtis Street Townhomes, even though Ark Real Estate was the 3rd company to acquire the property within my time living there. My biggest gripe with this company is that they used my entire deposit to fund renovations that they wanted to do. Doesn't matter that I was a good tenant who left the unit undamaged. They waited until the last possible day (June 28th) to send me an "invoice" with vague charges of things they needed for the apt.

These charges include "Fill holes and paint, 3 light bulbs, toilet paper holder spring, 2
toilets seats, replace stove drip pans, 3 window blinds, 10 door
stops, sheetrock repair, clean kitchen cabinets, remove duct tape
on tile, repair 2 shower head leaks"... $520! And that's not all of the charges. Keep in mind that ALL of these items were still within the apartment, undamaged. The biggest holes in the walls were from nails and thumbtacks. Included are photos from before move-in showing the kitchen cabinets full of mold, apparently from flooding far before I arrived. The maintenance man merely boarded the moldy parts off and painted it all white. Yet, I'm being charged for it.

I've left emails and voicemails pertaining to the deposit issue. They are dodging my calls because they know they're wrong for their actions.

So, if you want to treat the place any type of way, go ahead, they'll take your deposit anyway. The apartment was better off before Ark Real Estate acquired it. Do not rent from them!

Edit: They finally got on the phone with me and Erica was very reasonable, fair, and sympathetic to my concerns. We ended up working out what I should have received for a security deposit. I'm leaving my 1 star review until I receive my deposit. After I change the star review, I will be leaving this post up as a reminder and incentive for Arkansas Real Estate to be a little more considerate of future tenants' concerns.

As a new home owner, this can be a tedious process but Kyle made it a super easy one! I could not have asked for a better realtor or person to help in this very difficult time. My mom a long time Fayetteville Arkansas resident passed away. With me being in New York City made it extremely difficult to get the house ready, or to know even where to to begin, and be able to get the house on the market. UPDATE: Erica called me to ask why I left my one star review which she quoted as “classy.” Typically when someone asks what the issue is you tell them but Erica didn’t want to listen she interrupted me and belittled me by saying my requests did not exist and my emails are not the way to go about this. However I have called and left a message. Funny how I only get a call back after this review. She is unprofessional and extremely rude.

This company is terrible for rental properties. Tenants can call, email, leave vm and send maintenance requests and the property manager will ignore your important requests. Our AC has been broke for a few days. It’s actually been leaking water in our living room for a few weeks as well. Jessica Diaz was notified of this. My roommate and I have put maintenance requests in numerous times. They don’t fix anything. It’s been 80 degrees in my house for almost a week now.
