I had a great experience living in this unit until the move-out process. During my walkthrough inspection with the property manager, I was told everything looked great, and no issues were mentioned. However, a few days later, I received my deposit back with an $800 deduction for painting and priming the walls.
The only marks on the walls were from standard wall mounts, which were patched just not touched up with paint. Additionally, the unit was not freshly painted when I moved in, making this charge seem excessive and unfair. While my overall experience was positive, the unexpected and unreasonable move-out charges left a disappointing final impression.

After leasing with this company for a year, I don’t have any major complaints, all maintenance requests I placed were fulfilled in a timely manner. I resided on the property located at 845 N 2nd Ave and the property manager for this location, Alexis, made my living experience amazing! We have been "complaining" about roaches since moving in to this AIM managed property with nothing being done about it. I understand if they were coming out of the plumbing but a hole in the ceiling? Ahah renter beware.

I will never deal with these people again if you see this company name anywhere on your lease or rental agreement walk out. This was the worst company I ever had to deal with as far as property management goes. It’s been over a year since I had to deal with them so I feel like I can post this now. Listen to all the one star reviews. This company and all its employees should be ashamed of themselves for how they conduct business. Besides all the wrongfully filed court paperwork, people coming demanding rent before I even knew they were the new property managers. No communication skills, multiple unreturned calls and emails. Being shown different rent amounts by the managers employees and on court paperwork. They see tenants and their job in general as an inconvenience rather than being grateful for having work. Also they hiked up my rent by $400 with no notice and demanded I payed it under threat of court ordered eviction. Since I was only one person I didn’t have the means to take them to court myself and fight against them but this is and was illegal based on the notice time frames given by Arizona renters rights. So to all have a nice day hope you never have to deal with these people.

I moved into one of their properties and lived in it for 6 months before I decided it would be less trouble to break the lease early and move out. In the first 6 months I had 4-6 different property managers assigned to our property and they were all bad. There is a shared side yard that looked very nice when I moved in, after I moved in they completely neglected the yard...it is completely overrun with tall grass and weeds, completely unusable. I was also lied to upon move-in that there is parking available on a side lot - that was far from true. Street parking only, which is fine, just don't lie to me to get me to move in! The property has also been without a trash can for months now - they did some work to secure the alley dumpster; however, the new code lock broke so they simply locked it up and did not give us access. If you want to get rid of trash you have to walk several hundred feet down an alley to the neighbors dumpster...
Above all of that, I am dealing with a rude property manager and an unresponsive office. I am currently trying and get money back after an auto-pay (I forgot to cancel it) took out an additional month's rent. The issue here is I am still reaching out to the property manager to find out what is going on and when I will be getting that back! It's taken several phone calls and emails to try and get a SIMPLE answer. I even gave my property manager my forwarding address (she did nothing with that). They have also failed to tell me any info regarding my security deposit. Literally, the only helpful person in this entire company was the guy answering their phones in the office. The rest of these folks could care less. I would avoid AIM properties at all costs. They are slum lords. plain and simple.

This property manager and the property on 114 Wilson St. are terrible. I have had a broken water heater for weeks, one electrical outlet that worked, a broken air conditioner, a broken oven, constant cockroaches, etc.. The property manager, Alexis, is rude and inconsiderate. I report these issues and she sends incompetent workers over that have no clue what they are doing. The maintenance person had to come back 5 times before the water heater was fixed. The deadbolt to my door broke and locked me out at midnight, so I called their emergency maintenance number only to reach voice mail, so I had to call a locksmith. When I informed Alexis of the bill for the new deadbolt to try and get reimbursed, she laughed at me and said she wasn't paying for it. She deserves to be fired and I honestly cannot believe anyone was willing to hire her in the first place. She is argumentative and smug. Several of her colleagues and other tenants have spoken poorly of her to me as well, so it seems like a well known fact that she is just a terrible person all around. Do not do business with this woman and stay away from this property.

Alexis Stevens took her time, both on the clock & off, to walk me thru the process of repairing a debt I had w AIM! It was time consuming & I am very appreciative of her dedication in assisting me in resolving this manner! If you have a clitch on your credit & need a place to live ASAP, Alexis is experienced in resolving your debt & getting you placed in housing! I highly recommend you work with her!!

Please read my full review, AIM has struck the first sentence in my review for their blurb- it really read, "I have to retract a very nice review."
AIM harvested text after that, but before I singled out how unprofessional an outfit these guys are. The second sentence read, "My formerly AIM apartment now has a new owner and a new property manager." That's what they chose to quote for use in their blurbs. It comes off as a kinda pointless sentence, made to confuse you.
BTW, the way that this group got a 3.1 star rating is because they solicited tenants to give them good reviews across Google, FaceBook, and the Better Business Bureau a 11 months ago. By not counting those weighted answers, the correct rating is 2.6.) Some people, like myself, left a good review. But the dice were rolled again by how shabbily they just treated every tenant here.
Here's the real story...
A week prior to the turnover, AIM Mngt. pulled up stakes, (literally pulled up their signage) and removed all contact information at the rental office.
They also blocked incoming phone calls for the property manager and maintenance. My questions to their website drew no reply. Phone calls to the main business office still remain unanswered.
No resident here knew who or what situation would show up-- at some undefined time in the future.
So we were just left to swing in the wind a week before rents are due.
But they sure did accept a prepayment--
and they haven't returned my calls to their offices to get the rent payment to the new property managers/owners.
I have an emailed receipt from AIM showing the payment applied to rent, (but it's due to the new owner.)
I'm concerned that AIM or the new owners might generate a late payment fee or mess with my credit score because AIM failed to roll up the taking of rents.
Thank goodness there was no emergency on the property, we would not have had anyone to take care of it. (Like the air conditioning that went out for eight days, two August' ago.)
That's really not a professional way to treat a five year resident.
I've been a good tenant, with no complaints given or received, and always paid my rent on time- or early.
In the last three years we've had six different managers here, each one a bit more odd than the one before.
This year I've had 6 apartment inspections since February- with little and recently- no notice. A couple of the inspections happened because of the sale of the property, but the others were just invasions of privacy.
They said it was to change air filters and test the smoke alarm. This is something I have taken care of myself for years. "It doesn't matter, we still need to come in," and they still keep on coming in.
So good luck with these guys.
