DO NOT TRY AND DO BUSINESS WITH THESE SLUMS! They charge a $40 application fee just to deny you for whatever bs reason they can think to come up with. I had to contact Charlene Miller, who’s responsible for verifying info, on several occasions just to get an update about my application and each time she gave a different excuse and said she would call back but never did. . All she can do is deny people and stutter on the phone and make up lies when confronted about her lies and reasons for denying someone. This is my second go round within a five years time, paying them a deposit and getting a non legit reason as to why I got denied. The first time was understandable bc I hadn’t been on my job at least a year (although they don’t tell you that they require you to have been at your current job at least a year) (I had been working consecutively but not at the same employer, had just gotten a new job about 8 months prior to me filling out the application ) But, this second time I was denied for no reason and they know it! She couldn’t even give me a legit reason once I burst her bubble about it. She just flat out stated, “ Well that’s the decision we came up with and that’s just what it is.” Slums! Just take people money deny them and don’t have to refund it! BEWARE dealing with these people!

Current tenant here. There's a hole in our ceiling that no one will fix. We've called multiple times but still nothing. It's continuing to grow because of the terrible weather. We all have to stay in one room. There's no doorknobs, no hot water, the electrical system is messed up too. But still Mr. Miller refuses to fix it. Same with a hole in the window, rotted floor boards, missing smoke detectors and holes all around. I don't want to go to court but if I have to I will for uninhabitable living situations. **check photos for the proof**

The apartments currently know as Urban Apartments Memphis (formerly know as Westwood) haven't had mailboxes for several months( which cost the tenants to get po boxes), they're so called upgrades were nothing. Half painted cabinets, they're Setion 8 friendly, but please don't need rental assistance, " We don't have time to wait until Crowley Ridge process the payment". The previous people had to be stealing money orders because now you have to pay your rent at Walgreens(which is another fee). They painted the buildings and tubs this disgusting white paint, which peels off with water. Now they're talking about putting up cameras and paying security to monitor the parking lots. What happened to calling the police? Only 2 parking spaces available, and if your guest cars stays overnight, you'll need to scan the QR code so it doesn't get towed. Don't get me wrong I love what they're trying to do ...BUT NOT AT THE EXPENSE OF THE TENANTS. It cost roughly $9,000 to stay in one of their upgrades for a year.

I've rented from AMS for five+ years. Repair requests are handled in two days or less...less most of the time. I don't like being issued an eviction on day 6. Rent is due on 1st...grace thru 5th. Even if you are going to be late for example and paying on the 6th..and .approved thru a mgr...you will be issued an eviction. I don't like that there is no paint touch ups or much needed caulking during five year period - I provided pics. My walls are cracking, peeling, just from aging, house shifting ....not from us destroying property. Nothing will done in that area until I move. My excellent pay record is 92% on time ...over 60 months I may have been late...7 times in five + years. If late 850 rent ..fee is 85$. If paid with debit...10$ charge don't like. If credit card 3% on top of $850 =30$...don't like. But mgrs nice maintenance good.

Hands down worse rental agency in Arkansas. Constantly lie about fixing house. Have to put in three to four tickets to get someone out. Desk receptionist is rude and has no customer service skills and is always trying to rush you off the phone. Do not I repeat do not be tricked into renting from them all the hood reviews on her come from them they are fake. Been a whole month my house has looked like this from a flood they told me they were coming out yesterday no call or answer

I just got evicted from them in April. They never fixed my ceiling which grew mold in my kids room, so why would i pay rent if they not gone fix anything. I called them the whole year i was there and they never came and fixed it. Good, nice people but ill never rent from them again even tho im not eligible to rent again from them.

😒😒AMS is something else, they never advertise their more decent properties on the list they provide,only the undesirable ones ,I really think they hold out on the decent ones for certain people and let them know personally the decent ones they have,think about it ,as big as outfit as they are,how is it they never advertise decent homes on the list they have, only the most undesirable ones 🤷🏽‍♂️…and I’m not even gonna get started on their maintenance crew🤮
