James + co. are extremely reliable as a property management company. When we moved into our property last year, there were several things that needed to be replaced/fixed. James took care of it in a timely manner and without hesitation, really with anything that popped up in the past year. Would recommend them as a great local resource.

Honestly haven't loved ahwatukee property management. We've only been renting with them for 3 months, but I'm not impressed. Most of the time when I call, I can't get through to anyone. I leave messages and my phone call never gets returned. I've been told to "just email" when my realtor texts me acknowledging my voicemail. Sorry, but I'd like to speak to someone on the phone. Plus, I have emailed and haven't heard anything back in several business days. Maintenance requests take forever to be taken care of because they assign them to vendors. I'm going over a month on a list of issues that haven't been addressed yet. And the most they have to say about it is, "reach out to the vendor." Very unprofessional and such a headache to deal with.

Love Ahwatukee Realty & Property Management, they are a very professional. I have been with them 15 years and have not had a problem.. It has been nice not to have to worry about my property, I know and have experienced the good care from this organization . It is just one more thing I don't have to worry about. If a problem comes up, they notify me right away and we work out a solution together. Love this place.

Have been renting through Ahwatukee Realty for 5 years and they have worked with me to keep the rent affordable. Paying rent, maintenance, etc is easier now that it is all done online. Maintenance requests are acknowledged within 24 hours, but not always completed in a timely manner because subcontractors are hired. There used to be a handy employed by Ahwatukee Realty who was more flexible with days & hours to do repairs.

Our irrigation system was leaking and getting them to fix it was terrible. Almost all the plants died because the solution was just to turn it off. They are hard to reach. Moving out, the house was in great condition but if they needed to do something as simple as change a light bulb(which most were burned out when we moved in), they charge for the most expensive light bulb they can find and upcharge on the labor to screw it in. We had to move out a month early because my husband's job relocated him. We were charged a re-rental fee of $800, even though the owners sold the home in 10 days. Which I am sure they are somehow legally allowed to do, but it is an example of how they find every small way to charge you for something.

Stay Away from Ahwatukee Realty (AR)

I've used them on two occasions; once in 2015 to help locate/verify a tenant for my rental. After countless unqualified applicants, they found one which was great but didn't last long as they broke their lease to move to another city.

In 2017, I again enlisted their help to locate/verify a tenant for the same rental property.

Pete Ashjian found a couple who AR claimed had minor traffic violations, some dings on their credit, but stable employment and would be willing to pay additional on the security deposit.

These tenants never paid their rent on time. They were a family of nine (left that part out of the app). They prevented/denied entry to the home on several occasions (with notice) to check on the house. They, along with their kids, were vulgar, destructive to the home and threatening.

Their contracts and lease agreements are poorly worded and written. They leave ambiguity and do not do enough to protect the homeowner.

These tenants that they found caused thousands of dollars in damage, abandoned the property after refusing to leave on their lease expiration date.

Office manager, Shylo Carr, has been unhelpful, rude and insinuated it's our fault for signing them on.

Their job was to find tenants, run thorough background checks, validate information and do due diligence.

Ahwatukee Realty denied they did anything wrong and referred me to contact an attorney.
As of writing this review I have asked AR to refund me the money I paid them for their services.

Save yourself the constant headaches and look elsewhere! Office staff is decent, so one star for that but owner, Chad Chadderton, is the worst! As a business owner, he is very unprofessional and dishonest. When clearly at fault, he will not admit to any wrongdoings, nor will he try to rectify and correct any of his mistakes! Additionally, I have always second guessed Chad's ability to manage my property and my bad that I stuck with him for as long as I did; lesson learned. I typically don't write reviews, especially negative ones, but if (at least) one person reading this review can be "saved" from dealing with this company, I've done my job! Company is a major joke! Huge thumbs down!!!!
