my experience so far:
recently rented property MPM & will officially be moving in July 2023.
the whole process with the Broker from Lindsey was amazing! He was very informative, fast response, pleasant to talk to & helpful —everything was handle within a few days; he was on point with communication & business professional through-and-through. me, nor my husband haven’t talk to J. Mullins, however the experience with Broker and the processes have been great!

read many post & on other sites, so best advice to anyone follow your instincts & everyone’s experience will be different good or bad.
also, "some" negative posts I’ve notice are people who don’t read their lease thoroughly!

My roommates and I will never rent from Mullins Property Management again. Mr. Mullins was extremely rude and hard to deal with. We rented from him for 2 years which was pretty good on our part. We were constantly subjected to fixing items in the house on our own because Mullins would never answer our calls or requests until we bugged him. We were even charged for repairs on our move out from things that we requested fixed the day we moved in. Don’t expect to get your “refundable deposit” back. We were charged $900 for cleaning carpets that were “more stained than they were,” light bulbs, and a broken brick fence post that also one of the items we requested fixed upon move in. Our experience could not have been poorer. I feel remorse for those who are renting or are having homes shown by this management.

If I could leave no stars I would. I live next to one of his rental properties and have had to contact John Mullins several times for a few different things. He’s just extremely rude and hard to deal with. I feel terrible for anyone who is renting from him or has to deal with him in general.

I'm just going to write about my experience with this company and you can decide. I rented a property in Feb of 2019, took lots of photos of the place before I moved in to have a record of some small issues. Place was nice but the communications between me and the landlord was not good at all. I've texted him issues, he told me to e-mail... I've emailed some issues, he told me to send text. Lawn care company was terrible, left piles of grass on the lawn because they came once ever 2 - 3 weeks. I've communicated that and probably just got filed. I've sent emails about things I've discovered about the place (i.e. windows) just to have documentation. Upon me moving out, I sent him the pictures I took telling him about some of the issues the person pointed out during the walk-through (i.e. dents in the walls that were that way when I moved in because they were painted over) and got no response. I sent him a text with my new address but he demanded I send by email. Got my deposit back and they deducted over $300.00 for damages and "Cleaning" that were bogus, I left the place in much better condition than when I moved in. The carpet cleaning of $87.00 I can understand. Anyway, I'm glad to no longer be doing business with this company. Document everything if you move into one of these properties and do not let them off the hook for anything. Terrible customer service!! Thanks

I rented from John Mullens 3 years ago and I can't believe it's taken me this long to write this review. He is without a doubt the WORST landlord I've ever had. My roommates and I moved in and everything seemed fine. The house had recently been repainted and the nothing seemed out of the ordinary. About 2 weeks into living there, my roommate was by herself when the ceiling started leaking. We didn't know where it was coming from, so Mullens sent out a plumber. The pipes were so clogged the guy was surprised anyone could flush the toilets. He cleaned out the pipes and we thought everything would be okay. NOPE. It happened again... not only did the ceiling start leaking, the downstairs toilet flooded the entire living room. We were asked to move out for 2 weeks right before school started.. They fixed everything again.. so we thought. Until it happened a 3rd time with the ceiling leaking and the toilet flooding. Turns out the ceiling was leaking from the air conditioning unit that hadn't had the filter changed in years.. we get everything squared away and live there a year without any other true major problems. When we get our security deposit back, it is about $1,200 less than we should have gotten back. He charged us for the painting of the ceiling, refinishing of the floors, dents in the door that were there before we even moved in, dents in the appliances that were there before we moved in (that were ALL documented on our lease) and more.. I tried to contact him multiple times after moving out to have him explain to me why we were shorted so much on our deposit with no avail. I cannot stress enough: DO NOT RENT FROM JOHN MULLENS IF YOU VALUE YOUR MONEY AND TIME!

I would not recommend doing business with Mullins Property Management. John Mullins is dishonest and has taken an advantage of me and my roommates. We were overcharged for things that we requested to be fixed upon move in and if you need to get in touch with him, good luck. He rarely answers phone calls or text messages if something is wrong. Maybe if the house was burning down he might show some interest. Not only was he extremely inconsiderate and rude, but he also treats college renters as less than.

Dirty move-in conditions, poor communication when something broke, unnecessarily charged for items at move-out, and a hassle to resolve those issues. Their handyman was very nice (and had much better people skills than Mullins) and rent was competitively priced, but if you are a tenant who takes care of a rental property, leaving it in as good or better condition, they aren't worth the headache.
