We had a house listed in the Ft. Smith Market for 7 months, with no traction, reduced the price, did everything we were told to do with no luck. We had really come to a place where we were not even sure we wanted to sell the house, maybe renting it out would be easier. With the recommendation of a dear friend, we chose O'Neal Real Estate as a last ditch effort. In the 7 months prior, we did not receive one offer, not even a bad offer, nothing. We listed with O'Neal a day after new years, and within just a few days we had 3 offers. We did not do anything crazy, we lowered the price by $100 (one hundred dollars). But you could tell the amount of work they were putting into our listing. We had more showings for the first 3 days, then we did the entire last month with our previous agent.
