I was renting at 1017 El Camino Real, we had another previous property management and this company took over which started to charge for everything. Now that I was forced to move out due to circumstances and could not afford the rent there anymore they slapped me with a list of charges including inspection. But if I had stayed and had no way of paying I would of been forced to get out. It’s very unfortunate how companies now days work to their advantage.

I am reaching out to address a recent issue I encountered regarding the parking situation at our residential complex.

It appears there may be some inconsistencies in the implementation of our parking policies, leading to confusion and inconvenience for residents. Specifically, I was directed to park my vehicle in a designated area only to later find out that it had been towed without any prior notification regarding a change in the designated parking regulations.

This lack of communication and apparent policy shift has understandably caused frustration among residents. It is imperative that we maintain clear and consistent communication regarding parking guidelines to avoid such incidents in the future.

I respectfully request that our management team provide additional training to staff members responsible for enforcing parking policies. This training should emphasize the importance of effective communication with residents and ensure a thorough understanding of the current parking regulations.

Furthermore, I encourage the implementation of a more robust notification system to alert residents promptly of any changes or updates to parking policies.

Be aware of all the terms, they will find any little excuse not to return the deposit, I got deducted almost $1000 from the security deposit. I was in a 2 bed one bath @ Sunset Dr. In PG and my asigned parking was always a problem,others always use it. The stove and vent were rusted and old, the whole building is old and, I got large rats on cupboards, the closet doors broken and I got cuts from rolling them ,smoking neighbors and the place trashy and getto. The windows are so old and feel like can brake when you roll them to open them. Be aware I never used the fire place and they charged me a large fee for "cleaning" the tile in kitchencounters id so old and the bathroom old and all fallen apart. FYI ,they want you to leave it shining .They raise the rent but the place stays the same old and unkept. I would never rent from this company again if I needed. I was only renting for a year while I sold my house and got another property. I am hoping to help new renters be aware. There are better companies in Monterey.The unit I left is renting for a fortune after they charge me to fix all the issues. I was an only occupant and used the place as a second home , I work 16hrsx6days and was hardly there , my bank sent direct payment to the company and I treated them well. They lack honesty and transparency. Is about money, no human consideration. Karma will get to them. Just be aware and read your contract well , know what you are sighning. Also BBB report. Zero ⭐

This is the last time I EVER rent with this property. They rip you off and take all your deposit and on top of that you end up owing them. They charge for the stupidest thing things. Please be aware of this company. Also increasing rent every year and to renew the lease there's a $100 fee. Worst experience ever!

Coast and valley properties are a really good company to do businesses with!

We moved in to Monterey county last year and we had the opportunity to rent a house from this company. Kim and Linda were really helpful since day one! These ladies are really efficient, friendly and very knowledgeable which made it really easy for us in the whole process of renting a place.

once we got approve to rent the house everything was done electronically which made it really convenient for my lady and myself. we were able to move in to the house quicker than expected!

Since we were really happy with this company We have now done business with Coast and Valley properties a second time!

We upgraded our house to a second bigger house to live in while still being with Coast and valley. We can even pay our rent from their app which makes it a time saver any day. I know it’s a hustle to sometimes have inspections done at a house when you are renting out a place but not with this company. We have the gentleman Dominic come to our house do the standard inspections and Dominic does not make you feel like he is there to tell you that there is a lot to fix in the house. he is very professional and friendly! he doesn’t give you the feeling you are gonna get a big list for you to fix in the house.

Coast and valley properties are a company you want to rent a house from. I highly recommend them!!

They won't let you view a home until you pay the application fee and then once we applied they said the home we were interested had already been rented even though it still showed on their available properties for weeks. Then when we transferred our application to another property they said we didn't qualify. Although we make more than 3x the rent, credit is average and rental history is excellent.

I may have not left a review if the response the owner provided would have been emailed to me when I responded to the denial of the application. I sent an email reply to Kim in 4/15 and never received a response back as to the details of the denial and the ability to use the application towards another property.

This started off as a great experience when one of their staff members met us on a Sunday to open our rental. It was all down hill from there. The house we rented was in rough shape. The carpets had not been cleaned prior to our arrival and there was tons of clutter (cans of paint, cardboard, fire extinguishers, old toilet seats, an old vacuum cleaner, scrap wood, old light fixtures) much of which had been eaten by mice or rats in the garage. There were also two periods of time that we lost heat in the house and the furnace had to be repaired. Our electricity bill during this time was over $600 - it was normally around $250 per month. All of these issues were promptly brought to the attention of the staff. When necessary, photos were also provided.

Communicating with the staff was painful - both via email and on the phone. They were completely unsympathetic to our loss of heat, our high electricity bill, and most other issues…and at times, we’re pretty slow to get the necessary repairs. We tried several times to reach Amy the owner - she would never return our calls - nor our emails.

As we ended our lease we ensured the house was in much better condition than the way we found it. We had the carpets professionally cleaned and the interior professionally cleaned. We removed all of the clutter which had been left by the previous renters/owners. YET, Amy and her team tried to charge us to have a set of blinds in the bathroom and the drip pan in the oven replaced (I think she charged us about $300 to make these repairs). We lost heat in our house for several weeks, our electricity bill was more than twice what it normally is, we had to take time off of work countless times to meet vendors and get the necessary repairs, had to have our carpets professionally cleaned when we moved in, and yet, when we moved out, Amy’s team tried to nickle and dime us for blinds and a drip pan. It all seemed extremely petty.

Thank goodness I had saved all of my correspondence with Coast and Valley Staff. When Amy tried to deny the issues we had had during our tenancy, and even deny that I had emailed her personally, I was able to provide her with all of the emails. She then tried to argue and re-litigate every single issue over the 24 month tenancy with us, either trying to minimize the issue or our level of effort in trying to get the issue resolved. Again, incredibly petty. I will say that after a few days of this arguing back and forth we were able to get a full refund of our deposit.

A tenant shouldn’t have to go through all of this! My wife and I own rental property and have rented 3-4 times during my service in the military. This was the worst I had ever seen.

Run away from this company, if you have any other options! Unfortunately I think this is just the way it is in California, especially in Monterey.
