April 2021: we move into our community
April 2022: houses are complete, neighborhood is full. Final paving has not been done, community lots and entrance are muddy, unfinished messes. Potholes everywhere, huge mountain of leftover fill dirt and debris left in the backyards of unfortunate neighbors.
Sept 2022: A river rock employee states that potholes will be filled the next week to prep for final paving. (Potholes we’re not filled until a month or so later.) But a prioritized ā€œwalking trailā€ was created through the woods and up against several backyards with thick, unsightly MULCH.
Feb 2023: Paving has not been started. Community lot with mailbox is still a muddy mess, full of holes and debris. The mulch trail has become a hole-y tripping hazard, and lots of it has been washed away and into people’s yards. The mountain of dirt and trash is still there and still has not been addressed.

The third party HOA management company that was designated by river rock charges exorbitant fees, and we are obligated to pay these until the community is ā€œfinishedā€ by the developer. Once the community is finished, management of the HOA will be turned over to neighbors in the community. We are essentially being held hostage to these fees by River Rock development’s lack of initiative and action.

WARNING TO NEW HOMEOWNERS
Avoid neighborhoods, communities that this company is involved in. It is hard to uncover them because they do not like to advertise and I’m finding out why. I live in a new neighborhood that was planned developed by their development division. Long story short, I’ll hit a few bullet points.

-They Do not advertise or want the buyers to know who they are.

-Terrible follow through in simple things expecting in a neighborhood, like aesthetic landscaping of common areas, road repair and paving.

- Set up unreasonably high HOA fees for what is available in the community.

- Little to no urgency in following through with work expected to be complete for your average neighborhood .

-I will give one star because they have been alright with responding to emails.

DO NOT WORK WITH RIVER ROCK. Leaving 1 star seems too generous here. This company is full of criminals. They are dishonest, disrespectful, and constantly trying to go back on their word. The work has been nothing but sloppy and amateur and they couldn’t care less how they leave your home.

We moved into our brand new build summer 2022 and we are STILL fighting to have our 1 year checklist complete. Our floors are COMING APART. THERE ARE AREAS OF OUR HOME MISSING PAINT.

If you are buying a new build, make sure these are not your contractor. This entire experience has been a complete nightmare for me and my neighbors and if they don’t fix the horrific job they did in my home, we plan to take matters further. DO NOT BELIEVE A WORD THESE PEOPLE SAY - STAY FAR AWAY.

Buyer Beware, Buyer Beware, Buyer Beware. As a Realtor, I work with builders and general contractors daily. This by far was the worse experience Ive ever had. I found them to be very disingenuous, dishonest, disrespectful and generally trying to get over on homeowners as much as possible. They do very sloppy work and then try to gaslight you, dismiss your concerns and always say " something is within tolerance ". They constructed the first phase of my neighborhood before the developer went with another general contractor, and not one Homeowner was satisfied. People are still fighting to get pre- closing and 30 day warranty items completed. Good luck, getting anything on your 1-year warranty completed. You just don't treat people the way they do. They have no regard or respect for you and your family. This experience has been a pure nightmare, and thats putting it mildly. If this contractor is currently building your home, please proceed with caution. A lot of the homeowners in my neighborhood have been in their homes nearly two years, and are still having work done on their home. I can not stress enough to any potential buyer, the importance of being cautious when dealing with this contractor.
