We were moving to the area and needed a realtor. I connected with Jessica on Facebook. She was great about knowing the area. She toured houses for me and gave me her honest input, which was again very helpful. I found a FSBO on Zillow, she went and check it out and sent me videos. We wanted to make an offer! Our first home, super exciting. After going over some comps in the neighborhood, she said the house would not appraise. We felt stuck… we still sent an offer and asked the seller to cover the closing close based on Jessikas recommendations. Seller said he would not be able to do that since he has received aggressive offers BUT he would sell to us and only us since my husband is ex military. We were thrilled but confused if we could get the house… last I heard was Jessika was sent him a text. Within that time period she looked at another house for us. I didn’t love it but could make it work. It was another FSBO. He wanted to pay her 2% instead of 3%. She told me on the phone that wasn’t fair….Fast forward to a week later. We didn’t have any answers. I called the seller myself (I was the first initial contact when I found the house on Zillow. He listed his phone number) he answered and said he told the realtor he wants us to have the house, but he can’t cover closing costs. I told him it was fine. However he was confident it would appraise and realtor was NOT. I even reached out to the other FSBO asking if the house was still available and if they were any offers. Jessika and I spoke on the phone about the first house. She told me she would sue me for being in contact with the client behind her back… note* the seller said “I am not a texter and been waiting to hear from y’all. All she has to do is call me”… I was excited to learn he had been waiting on us to send the correct offer. I told her we wanted to take a chance. At the end of the day the lender, the realtor, the seller or the buyers can’t determine the appraisal of a home so let’s see. (My lender gave me a lot of great advice) I told her I would be very sad if I lost out on this home and didn’t TRY to get it. Since my husband is EX military we were on a VA loan. She ASKED if we could get a conventional loan instead “because we would be able to put the gap difference inside the loan”. I told her my husband served 10 years and is entitled to this loan, so NO and we don’t want to put the price difference inside a loan. (My husband and I talked about the appraisal gaps and we agreed upon a few thousand 5k or less would be ok) then Jessika proceeds to say- “if I submit an offer for you on this house it will be a waste of your lender, mine and your time. It will NOT appraise and I told the seller that and he’s not understanding. I know the market and it’s impossible to move forward with no extra money in your pocket to put down” then she said she would call him. She never did because I spoke with the guy after that and since she was not willing to do HER JOB and submit an offer like we asked My husband and I bought the house WITHOUT Jessika and have lived here for 4 months now. The seller even said before we submitted the correct offer. After I see the appraisal we can talk numbers.Jessika said he was lying. The house DID NOT appraise and was 7,500 under value (so she was right) BUT the seller worked with us. So thank you to Jessika for almost costing us the house we wanted! Like I said before she’s great at knowing the area and condition of houses but all she cares about is money.
