Dr Hethcox worked with me to find just the right house. He instructed me on a procedure that allowed me to keep tabs on all the properties we saw; including a list of all the pros and cons for each property. For over a year, he advised me, made appointments to view properties, but eventually I found a friend who wanted to sell and decided to purchase his home. Doc recently asked me for a recommendation even though I didn’t purchase a home through him. Of course, I said yes, mainly because I’ll never forget his patient attitude and willingness to always go the extra mile to assist me and he is an expert when it comes to making offers, negotiating and writing contracts. We had an incident regarding a down payment that needed to be returned and the seller didn’t want to comply, but Doc fought hard on my behalf to get my money back. I would recommend him to anyone interested in either buying or selling real estate. He’ll take care of you and always put your interests above all.

This sale involved an investment property purchased in 2017. At that time the market was extremely depressed and the likelihood of making a profit was slim. However, in the last six to eight months an unparalleled increase in the price of building materials presented the opportunity to realize a substantial gain.The property was listed at $119,500 to encourage multiple offers.The first day of showing elicited four offers and the next day at Open House we got an additional four more offers. Best & finals were asked for from all parties. An all cash offer of $135,000 with no appraisal was accepted and we closed within 2 weeks. Doc is the best at negotiating that I've ever witnessed, but it's not a surprise considering his four decades in real estate and his credentials - a bonafide law degree gives Doc an edge that other brokers/agents just can't match! I engaged Dr. Jim Hethcox to sell my three commercial properties. However, there were circumstances that made it most difficult. For example, I had to sell all three commercial buildings within 90 days as a package deal or not at all. He immediately began to market to the properties; inquiring of local people that might be interested. He found three people that were in the market and began negotiations with them. One person out of the three was more serious and he began in earnest to secure a contract. Not only did he manage to sell all three commercial properties together, he did it within the strict time frame that I demanded. I would definitely recommend him to anyone who needs to sell property with restrictions because he is up to the task and he is relentless until the secures the best deal possible for his client.
