Buying/selling a home in the Bay area can be crazy and stressful and we couldn't have done without Alex Aung Cupertino Real Estate team. We've both purchased and sold multiple properties with them all in Silicon Valley area and every time it has been nothing, but smooth experience and they exceeded our expectations. They are very experienced with entire Bay Area especially San Jose real estate market, which makes their expertise invaluable for us.

We found that their incredibly detailed home price technical analysis report, prior to each offer we made is extremely useful and is very precise, unbiased, and well aligned with today's rapidly moving market and this ultimately guide us in securing our dream house confidently knowing we did not over bid more than needed to be in the game of bidding war in such a current competitive market.

They also took their time to thoroughly review each inspection reports and disclosures with us, prior to each offer we make to make sure the property of interest has no hidden major repairs or red flags before proceeding with our offers .

There were a few times they stopped us from proceeding further with offer due to costly foundation repair although the home is visually appealing on open house visit and other time with city's natural gas pipeline being too close to the back yard. There are many other incidences where their unbiased input was critical to our decision making on offer. They make sure that we as home buyer make the ultimate call on what price to offer with best of our interest.

They work very transparently and truly have their client's interest at heart every step of the way in our home buying journey. From the get-go, they introduced us to a loan officer, proven track record of closing many home loans in a given time with best interest rate, from a competitive mortgage lender to get our pre-qualified loan approved, identifying our desired locations based on our family needs, help reviewing the reports and disclosures for red flags or negotiating and presenting relentlessly with seller on our offer to get it accepted in this multiple bid situations.

What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind.

Overall, we had great experience working with them every time. We will definitely go back and ask them to represent as our real estate agent next time whether home buying or selling comes along. We would not hesitate to recommend them to anybody.

I first started working with Alex & Yuchi in 2018 and recently finished my purchase of a great home at an excellent price point. From the time we first met, I was impressed by their thoroughness and professionalism. We had a
2 hour meeting the first time and we discussed everything from real estate market trend & macro economy to neighborhood price predictions to details of inspecting a property and things to watch out for. They know the locations in South Bay (Sunnyvale, Mountain View, Cupertino, Santa Clara and more) very well, and they are always ready with well-substantiated answer to my questions.
We went on a couple of open house visits and from the moment we arrive at the house, they are on-point with inspection -- systematically breaking down the major good sides and down sides of the house (location, layout, building style etc), and then follow up with detailed observation of house condition and construction quality like plumbing, foundation or electrical. They know exactly what to look for and can efficiently inspect a house and give assessment.
Alex & Yuchi are very patient and will not push you to buy a house quickly (It took me close to 2 years to finally buy a house and they are cool with it 🙂 ). Once you do decide to buy, they have a sophisticated decision making matrix to help you figure out bidding price. They will also parse through the disclosures and inspection report and produce an executive summary for you which has all the key info for a final decision whether to proceed to purchase. All these helped remove a lot of the confusion, stress and worry from the decision making process.
When you work with Alex & Yuchi they not only bring their own expertise but also their network of trusted & capable partners in banking and construction. They helped me find a a loan officer who's very diligent and competent, and I eventually secured a loan at great rate. Even after I bought the house, I continue to get good advice from Alex & Yuchi, from buying furniture to getting good contractors or plumbers. Alex & Yuchi value relationship building, and the relationship continues even after closing of a purchase.

Alex Aung Cupertino Real Estate Team came recommended by a friend, and we have been VERY happy with their services. Alex and Yuchi are very patient and detail oriented. We always felt like they genuinely had our best interests at heart when helping us buy our home . They helped us buy our townhouse in 2017 and just secured a single family home after almost a year of searching. They've helped coordinate almost all of the work that we've got done - termite services, installing a HVAC, fixing the sewage, etc, and they have the BEST contacts, for EVERYTHING, which helped get the jobs done reliably and affordably.

The BEST, simply The BEST, thats what comes to my mind when I think of Alex and Yuchi.
As a first time homebuyer, I had lots and lots of questions and was curious to understand the process. The curious me used to accompany friends who were looking for a home and going through those bidding wars.
