Rosa is a fantastic and knowledgeable realtor and we made the best decision in reaching out to her. Prompt and considerate of our time, she was always there for our questions and discussions regarding our sale. My husband and I have experience in both buying and selling homes, but Saratoga is a unique market and we greatly appreciated Rosa’s experience. Rosa coordinated all painting, cleaning, repairs and staging for a beautiful presentation and then payment for contractors was processed through Compass’ Concierge system which allowed all costs to flow through to escrow. This made the preparation process seamless for us, but we know she worked diligently. She was knowledgeable about inspections and the importance of disclosures so that the house was presented thoroughly and honestly for potential buyers which meant that negotiation was kept to a minimum. Rosa always presented information to us so that we understood our options and would follow up promptly on anything she had to research. Given the market conditions, she moved quickly to get our home on the market and we believe that Rosa was instrumental in obtaining the best sales price with her excellent handling and negotiation skills. If we had another house to buy or sell in the Bay Area, we’d call her again!

I've had the pleasure of working with Rosa to sell my condo in the Willow Glen neighborhood (2021) after she came highly recommended. She made the entire process seamless and as easy as possible. she coordinated with the painter, stager, cleaner and handyman, the same day my tenants moved out to have my condo ready for the market in less than one week. She was always available by phone or text and if she didn't have the answer she made sure to follow up promptly. I truly couldn't have asked for a better experience and would recommend Rosa in a heartbeat!

Also note she still manages to go far ABOVE AND BEYOND even more than a year since I sold my condo! I had a package delivered to an old address and I do not live in the area anymore. I had reached out asking for the new owners contact and she gladly coordinated with them to retrieve the package and even shipped it to me within a few days. We initially meet Rosa in 2012 to get a feel for home buying process and guidance from professional to buy home.She was vested from start.Rosa was extremely quick with her response call/text/email in our buying process.We were first time home buyer and really didn’t have any idea what to expect.We found at that time we were not ready.Rosa respected our decision and gave us time When we were finally ready to leap in the process and buy a home. Rosa was our first choice to start again and get our new home. Rosa is trustworthy and never forces her client to make decision.She gives enough space so buyers can make decisions within a time frame. When we recently considered the sale of our home in Sunnyvale, many realtors were calling us, leaving messages, cards, and notes on our front steps (vying for the job?). Fortunately, we had previously seen how effectively the house of a friend was brought to market by Rosa Bencuya from Compass realtors. After having visited an open house at our friend’s former home, and after having heard the final selling price negotiated by Rosa, our decision to select her to handle the anticipated sale of our own home was a no-brainer.
We first met with Rosa several months before bringing our house to market so that we could get to know her and ask her for suggestions on preparing the house for sale. Rosa graciously met with us several times, without being sure that she would become our agent. Each time she was helpful, knowledgeable and willing to guide us. She shared her resources, from house painters to tree trimmers, and each person recommended by her was excellent.
The details of the work needed before selling our house were intimidating for us, but not for Rosa. We had moved to a retirement community out of the area, and we were ambivalent in trying to decide whether to keep the house as a rental, or to sell it; how much work we should do in either case; and the pros and cons of each possible decision. All this time Rosa was much more than an agent. She understood our dilemma and was always supportive, never pushing us, but always helpful and smiling. Rosa always had a plan B and even a plan C for us to consider.
We finally decided that selling the house outright would be our best option. After we had moved out, we entrusted Rosa with finishing its preparation for sale, staging it, and putting it on the market. Her years of experience and her in-depth knowledge of the market shined. Once the house was placed on the market, it was sold in one weekend, and for considerably more than the asking price ... as Rosa had predicted! Although she helped us determine the initial asking price based on a comprehensive analysis of the property, Rosa clearly understood the dynamics of the current market.
