I lived in one of their building for over a year, and while the super, Brazil, was always helpful and understanding, the management left a lot to be desired. For some maintenance issues management simply refused to pay for necessary repairs—and I even spotted a mouse once. In all my years of renting, I’ve never encountered a management team this unresponsive and difficult to deal with.

A key point for future tenants: read your lease carefully. After the initial one-year term, the lease renews month-to-month (as is common under New Jersey law). However, when I decided to move out after a year and a half, management demanded I keep paying rent for the remainder of the year and threatened to withhold my security deposit. Despite giving multiple notices—both verbally to the super and in writing two months prior to my departure—management tried to intimidate me with emails insisting I owed more money.

I made it clear I’d file a claim in small-claims court if they didn’t return my deposit within 14 days and sue them for double amount. I fully cleaned the apartment and took pictures and documented the formal notices I had sent to them. They finally sent the deposit within a week. This experience showed me they rely on bullying tactics to discourage tenants from taking back their deposit.

I’d give this company 0 stars if I could. I’ve kept it respectful since day one. We’ve had state inspectors come here many times. They’re yet to fix or correct anything. Have to press the supervisors to fix stuff because they’ll forget if we don’t. If you’re an original tenant from before they bought your building they’ll threaten to fine you for any little thing they notice while coming to unclog or small repairs like a pipe leak. Company has threatened to kick out a tenant who’s spent 30+ years of her life living here. She’s not adapted to technology and is currently disputing her rent money with western union. Office is not being reasonable or even providing any sense of humanity. Noticed every new tenant is not threatened with fines or bothered one bit. I’ve lived in my apartment for decades and I no longer feel like I’m at home. They’ll fine you or throw you into the street if they get a chance to. If you’re an older client from before they took over expect a required visit to your local mayor because these people won’t do anything. I wouldn’t be surprised if I become a target after putting this review here. If you associate yourself with Tuli I wish you luck and I hope you get the right people assigned to your building who actually care about customer service instead of throwing you under a bus. They’re here to make their profit and call it a day. Their renovations in my opinion is to attract better clients who are willing to pay overpriced amounts for a small apartment.

UPSETTING! I've been a resident at The Hamilton for 10 years, and have always paid my rent on the first of every month. Never once has there ever been an issue with me paying on time, in full.
This month, I noticed they processed my rent twice and deducted double rent from my bank account. When I called the main office to correct, I was told it was an error on my part (not true!) and worst of all, they won't credit back the extra month to my bank account. I will have a credit for next month. Pretty crooked behavior on management's part! It's this type of behavior as to why they have poor reviews.

Shame on me for not reading these horrible reviews prior to conducting an application for an apartment I had applied and my girlfriend also applied with me but they only ran my information and denied me but they never had her in the application they took $50 dollars per application I spoke to the person who showed me the place she told me to call the office when you call no one picks up then I pressed 1 to get someone on the phone I finally got a rep and he's giving me the run around on why I got denied but no answer to why my girlfriend was never on the application I then asked if I can go to the office to speak to someone and the clown told me that wouldn't be a good idea lol they ran my credit and have my information how do you tell someone not to show up to the office? I just want to make sure my information isn't sold to one of their third world relatives now I have to get my lawyer involved to make sure none of my information is sent out this is ridiculous take $100 dollars but only run one persons information it's almost as if they are denying people who are born in America find any excuse to deny them so they can make room for their kind truly disgusting as a tax paying American citizen I will be calling ICE this company needs to be terminated can not believe how many terrible reviews I work for customer service myself and my reviews are 4.7 with Google with only a year in as a store branch I'm truly angry on how they treat Americans like if I don't matter when my taxes funds most of these unemployed losers crossing the boarder illegally thank God for Trump I will make sure to spread awareness to everyone I know to stay away from this company ! I'd give this rating a negative zero if possible!

Worst management ever. They own The Rebeka 5800 (5800 Washington St, West New York), and the entire building is infested with cockroaches. They do monthly exterminations, but it’s useless because all the units are connected through gaps around the water pipes and the range hood ducts. The roaches just move from one unit to another or hide in the walls. I’ve told them multiple times that the only real solution is to seal those gaps, but they do nothing.

If you live there, you’ll see roaches every day—in your cabinets, kitchen island, living room drawers, and all over the kitchen and bathroom floors.

On top of that, they hide the bug problem when showing apartments to new tenants, which is illegal. I’m pretty sure tenants have the right to break their lease because of it.

Tuli stole $3,750 from us
Thieves. For issues we describe below we had to vacate the apartment early as it became a health hazard. Tuli kept our security deposit of $3,750 even though we didn’t agree to it and asked for it back. They literally stole money from us when we had to leave through no fault of our own. Zero damage to the apartment.

Dirty apartment
The day we got the apartment, I pointed out how dirty the apartment was. Griselis, the property manager said they don’t do “deep cleaning”. But the place looked like it wasn’t even swept. There was dust and grime everywhere and grease all over the bottom side of the cabinets. It wasn’t until the super came to move the stove to apply the roach repellent gel that we discovered it was absolutely disgusting behind it.

Roach Infestation
The main reason we left was because there was a severe roach infestation. We would see them everyday in every room at all times of the day. All over the dishwasher and the bathrooms — disgusting. The super came to apply the gel several times but it didn’t fix anything. It was then that we started hearing from several tenants that they also had bugs. We then understood it was too late, the infestation was building-wide. My fiancee has a serious immune disease and this exacerbated the situation. Yet Tuli didn’t care.

Unresponsive
Griselis, the property manager, stopped answering our texts for months and we had several unresolved maintenance requests in the portal.

Lack of ventilation
The building wasn’t designed properly or the fan system wasn’t working which led to the building always smelling like food and garbage.

Noisy lobby
The alarm system in the lobby would break every few weeks which led to it making a beeping noise which would go unresolved for weeks.

Broken intercom
The intercom would break for months. In fact, before we left, it still wasn’t fixed which led to tons of missed important deliveries.

Foul smell from AC unit
One of the AC units expelled a foul smell that resembled sewage or a dead animal. I couldn’t use the AC during the summer which led me to overheat in my own room. I had to choose between being sweaty or being in a stinky room. Absolutely appalling.

I have pictures, dates, and documents that prove all of these points and more. Tuli should be prosecuted by the local authorities for subjecting their tenants to live this way. We were forced out of our unit due to what was described above and they still STOLE MONEY FROM US. Shame.

WORST MANAGEMENT EVER!

Never Never Never move in to their
building and don’t trust their realtors as well.

Tuli Realty management is the worst management I have ever seen or should I say I have never seen or spoken to anyone on their management side because they never pick up their calls or respond to their emails.
I moved to the 1 62nd St WNY bulding April 2024 and the elevator in the building doesn’t work.
When I came to check the place out the elevator wasn’t working and the realtor Mayra I thought was a genuinely good person lied to me saying it’s a scheduled maintenance and it will work in a day. On the day of my lease start date after I have paid all my deposit and 2 rents, I find out that elevator has not worked in last 4 months and the person who was giving me keys didn’t say anything of when it will ever work again.
I moved into the building as I had no other option, the elevator didn’t work from April to August 2024.
One day it was working and I thought it’s all
Good now, but it stopped working again in 10 days and now no one picks phone, replies to email or have even sent any communication of what’s wrong and when can we expect it to work again.
At least be human and think of people’s health issues of how they are managing walking up and down the stairs for 4-5 floors. How to do laundry, how do bring any belongings up and down the stairs with their knees issues and back issues.
Send more relevant texts and emails than asking tenants to sign up for exterminations.

WORST MANAGEMENT EVER!

#Update: the building has no security. The main door stays open most of the times and doesn’t close properly. There is a side door of the trash room which is always open and anyone can come and go from there. The packages delivered at the mailbox are constantly stolen. Not just mine, there is constantly people posting messages to stop stealing packages. My packages are mostly opened and left open which shows intent to steal, and so many times have just been stolen and there is no accountability.

Don’t do it . Trust me don’t do it . You’ll meet Kind people , have laundry and the spacious apartment and be close to NYC too but tbh it’s not worth the headaches it brings. I should’ve read the google reviews . Roaches and maintenance issues every other week.
