I hired Mr. Rawlings to market and sell my home in stockton. When he listed the house he set the price and it was about 30,000 over market value. When I signed the contract Mr. Rawlings came by to take photos, the problem with this is he used his I phone so the pics were not well done at all. He then brought the sign over and I had to help him put it in. When the house went live on the market I couldn't find the listing anywhere except the MLS so after a week i told him to list it on zillow, Redfin and other sites which he did but only because I asked him to. In a text message he responded with this, "I am not obligated to be on Zillow or any web site other then Mls realtor." I did not hire him to do just what he was "obligated to do" i hired him to market and sell my house. His idea was too drop the price 10,000 a week until we got people looking at it. In 24 days only 1 person came to see the house. I fired him and hired a real estate agent that actually had the marketing and sale of my house done in a professional manner. Im my opinion Mr. Rawlings is unprofessional, dishonest and unethical, after I fired him he called my father and told him i was unethical and dishonest. He actually told my father the market is crashing trying to get him to sell his house and he first guaranteed him 700K in his pocket then went down to 670, 650, 630 and finally said over 600K. I would avoid this company and Shane Rawlings if you want to sell your house
