I spent a month online trying to contact the local rental agents in Japan, but it seemed they were not very foreigner-friendly.

Luckily for me, I found the Wagaya agency service. Starting with the online inquiry, Sato San and her team assisted me step by step, from settling the initial payment outside Japan until the move-in. The team explained the rental agreement very clearly, which makes it worry-free for foreigners who can't read Japanese, as you're going to sign something (not in your country) which can have legal consequences.

Without their help, my new life in Japan would not have been as smooth. I highly recommend all kaikokujin who want to rent an apartment in Japan to stick with professional, foreigner-friendly agents. It will make your life easier.

We used Wagaya to move the first time a few years ago and got in touch again to relocate once more. This time I had Ed, who was really great in being extremely responsive and able to answer any questions I had. He also took care to try to find the best place to meet my requirements even though some points had changed from the initial contact. Highly recommend to anyone, but especially if you are a foreigner in Japan -- even if your Japanese is good, getting a guarantor, finding places that would actually accept foreign residents, etc. is still quite a pain but Ed made it very easy!

My lifesaver! As a foreigner still learning Japanese, moving to Tokyo and finding a long-term apartment felt overwhelming. However, they took off my pain and found me the perfect home possible. Even when I changed my criteria multiple times, they remained patient and accommodating, always responding with a smile. Unlike most agents, they offer full English support, which is a huge advantage if you’re not yet fluent in Japanese.

I highly recommend their service—truly top-notch!

I had Ed helping me to get an apartment in Nagoya and he was so helpful. I was quite nervous when looking for a place to live while I was still in my home country. The process went smoothly with Ed leading me through the whole process, translating the contracts, and responding really quickly to emails despite the timezone difference. I had a few issues with signing documents, but it was all sorted out and it saved me a trip to Tokyo which was greatly appreciated. I would definitely recommend Wagaya Agency Service if you're a foreigner looking for a place in Japan. I love my apartment!

I had a very nice experience working with this real estate agency, particularly with Edward Gibbens. As a foreigner with limited Japanese language skills, finding an apartment in Japan can be incredibly challenging. Their English-speaking service made the entire rental process smooth and stress-free. Edward was knowledgeable, professional, and took the time to understand my needs. Thanks to their assistance, I was able to secure a place without the usual language barriers that many foreigners face. Highly recommend their services to any non-Japanese speakers looking to rent in Japan!

I’m actually quite jealous of all the people who had a great experience with Edward Gibbens because I did not. As an incoming JET and now an acting ALT, I had hoped to get the jump on finding an ideal home for myself as soon as Ed-san sent out emails contacting the incoming JETs. This housing journey started optimistic, however, it quickly turned for the worst after being denied from my first pick. I was reassured by Ed-san that he would make this process as easy on me as possible. Unfortunately this was not the case. To keep this review short, I was not one of the lucky ones. Emails were replied to, by Ed-san, most of the time with a significant delay and often times with disappointing news that ,yet, again the apartment I was interested in was no longer on the market. I was forced to take a tiny little apartment with rent at the top of my 33% income ratio on a loud street in a 1st floor unit, just barely a week before my departure in July because I did not want to be homeless once I arrived in Japan. I would consider trying Wagaya again because my bad experience was with just one employee of theirs and my colleagues have nothing but good reviews about their experience with Wagaya, but Ed-san did not make my experience good and now I am in a two year contract in a unit that I am not happy in. If you can avoid being helped by Ed-san, do so, and go with a different agent. Ed-san cannot handle a large work load and takes a lot of days off. Wagaya is one of the few places that foreigners can hire to find real estate in Japan, so the options are scarce to begin with. Wagaya was recommended by the JET program and Ed-san is a former JET so I really was hopeful. I wanted to wait a month to see how living in my apartment would feel and my feelings towards living here have not improved. The bad out-weighs the good, unfortunately. I would not recommend Wagaya until I, myself, have had a good experience with them. Hopefully in two years, there are more foreigner friendly options in realty in Japan.

During my rental application I was in contact with Edward-san and Sato-san. Although applying was very stressful as we have 2 large dogs, they helped us thoroughly through each step and were very reassuring. Their communication was regular and informative. I would recommend them to anybody that I know who wants to move to Japan. Thank you so much!!
