We saw that Donald had listed the property next door to our commercial property in Duarte. We decided to list ours for sale with him as well, and do a joint sale because combining two lots was worth a lot more than one itself. It became a very complicated sale for a number of reasons (mostly because we had to buy our tenants out of their lease in order to sell), but Donald was there to give us advice on the entire process and make sure escrow opened and closed smoothly.

Mostly, we appreciated that he had our best interests at heart the entire time and wanted to make sure we were protected in all the contracts that we signed — and that we got a fair deal.

One of the biggest examples of this was regarding the buyer’s agent’s commission.

At the end of the negotiation process, we had weeded out multiple buyers and had just 2 buyers left. We ended up choosing the one with much shorter terms, but a lower purchase price. Donald pointed out that the buyer with longer terms wasn’t being represented by a broker because they were a developer and negotiating on their own behalf, and therefore there was no buyer’s agent commission to be paid. In our counter offer to the other buyer, Donald made sure that the buyer paid his own agent’s commission to even things out a bit. The buyer balked at this at first, but eventually accepted our counter offer. I thought it was a great catch on Donald’s part, and icing on the cake for us!
